Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Horrendous service. I've spent about 5 hours on hold with them, and probably 2 more hours on the phone with them in the last 3 weeks. They couldn't seem to get their contractors out to me, and he was so undependable and inept. I had to wait 3 weeks and 3 visits before the contractor said he couldn't fix it. Then I had to initiate all the calls myself to get a replacement. One woman hung up on me because she didn't want to wait 3 minutes (after I'd waited an hour) for me to get the capacity of my fridge. I had to call two more times, and by the time I got through, the woman could only tell me that all her supervisors had gone home and she wouldn't be able to get me a quote on... Read More

I have not been pleased with my home warranty. EXTREMELY long hold times (45-70 minutes). By making a claim through their website and calling customer service I was unable to get a repair for a covered item. I had a HVAC register which wasn't blowing any air. The ducting was detached from the register but because it made a sharp turn inside the wall, drywall had to be cut to repair it. Apparently none of AHS contractors can cut drywall and repair ductwork. I finally complained to my realtor (bought the house < 1 year ago, warranty was purchased by seller as part of the transaction). I told him that I didn't think he should recommend AHS to any future buyers because of the extreme phone hold times and inability to get a repair done (to... Read More

I am very discussed. Not only did it take over three hours to place the return request as the work was not completed correctly to stop the issue with the AC unit, but Air Command is not a reputable company. Owner (Keith) indicated I need to cut a hole in the stucco as he felt the leak was in the wall. He said he would wait while I had someone who was three miles away come to the house to help cut the access whole. I asked three times if he would stay to do the work because we had been with out AC for three days in life threatening conditions of 105 or more degree weather, and he assured me he would. But, when I went into the house to get a saw, he got in his truck and left. The... Read More

I'm am appalled by how american home shield will do whatever they can to deny a claim. They sent a company out, not even two months ago to replace our AC compressor. The AC went out again. The tech AHS sent said the compressor surged the consensus fan and burned the contacts. The tech put a new condenser fan on and cleaned the contacts. He said the compressor caused this issue. AHS contacts me a couple days later to tell me they will not cover it. When I asked why, they said it was flooded and and they don't cover acts of God. WTF! Just because a hurricane hit the Texas coast, doesn't mean all of Texas was flooded. We had 4 to 6 inches of rain. We do not live in a Floyd plain. The unit... Read More

AHS had an HVAC repair firm at our house during the busy season in one day. Because this was the second repair in a month on the same unit, they did not charge us the $75 fee. The on line request, repair and follow up were hassle free and the service was top notch.

American Home Shield has been a good company over the years. Recently they seemed to have lost their way. Customer service has declined drastically and their is little to no follow up even after requesting escalation. On July 19, 2017 I notified AHS that my air conditioning units were not working. A technician was dispatched from Royal Air and he fixed one unit that services the top floor of my home. The main unit has not been repaired as of today September 8, 2017, and the quote went from approximately $700-$800 initially to an upsell attempt at greater than $10,000 ($9,000 out-of-pocket) . Unthinkable in the hot Spring, TX (just north of Houston, TX) even in the aftermath of Hurricane... Read More

AHS is decent with coverage but their hold time to reach a representative by phone is ridiculous! I've had to call at least a dozen times over the past 2 months for our hot water heater issues and I've never waited for less then 45 minutes, the longest being an hour and a half before finally getting through.

I had an issue with a repair person that had no idea what he was doing. I had to call AHS several times to get another service person assigned and my issue resolved. Each time I called I waited on hold for no less than one hour just to talk to a service rep. The first rep was disinterested in resolving my issue and I had to call back to talk to another rep (after waiting on hold 75 minutes). The second repair person was capable and made the repair. I was billed for the first incompetent repair person. I called again (waited 90 minutes to talk to a rep). Overall, a terrible experience. AHS is not customer service oriented at all.
