Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

AHS does not have enough customer service representatives answering the phone. Every time I call I have to wait on hold an average of 1 hour. I am a property manager, I have 50 homes with this warranty and I do not have time to sit on the phone on hold. My phone lines get tied up and I am unable to conduct business this way. When someone calls on the other line I put the "AHS hold" on hold on my phone so I can answer my business phone and many times they have answered and hung up while I am answering the other line. Then I have to call back and wait another hour. If I have appointments out of the office or if someone walks in to the office I again have to hang up and try again another... Read More

They are fairly prompt at getting a contractor to call back to set up service. However, the majority of their contractors are below standard with a C rating or below on BBB. AHS also will assign contractors that are quite a distance from your home, which says that they are not paying personal attention to what they're doing.

I had an electricity problem an they did not let me know it was not covered by them until I got an email .the tech they sent out was excellent but .the AHS does not care if u have s heath problem if ur family burns down in the process of them deciding if its covered or not .if its a electrical problem it should be covered especially if the tech says it's hazards .but they won't care . This company is basid on greed and not principles. The reasons they gave me are not good enough they should give each costomer a copy of there regulation and the real coverage .not some foney coverage list that had holes to there convenience. I'm stuck with a hazard issue I can not afford.this is why I pay... Read More

I am a fairly new home owner and had a different home warranty that was paid for by the seller. I attempted to use them once & they had me jumping through hoops only to deny my request. Once my warranty expired, I shopped around and saw that American Home Shield had great reviews. I decided to go with American Home Shield and have not been disappointed! They made the whole process a very pleasant experience and I would definitely recommend them to all my friends and family.

When we first looked at a home warranty everything we read said not to. That would have been a mistake. Thank goodness a neighbor told us about their experience. American Home Shield has been extremely responsive and helpful especially when we found out our furnace was not working properly and could be dangerous. They came in and took care of it immediately. I highly recommend. Oh, and everything is pretty much done online so it's really easy to submit claims and get someone to come out. We live in the mountains and they still found vendors to help us.

Good coverage of appliances and good service providers BUT 1. Website is inadequate 2. Telephone wait times are 30-60 minutes 3. No online chat available 4. No email contact available 5. I have been with them 12 years and the above has gone from 'excellent to 'who else can insure me' 6. 2017 has provided the worst AHS contact of my life, VERY, VERY disappointed and irritated!

I am very disappointed in the length of time it takes to be able to talk to a live person about any of the issues that I have had recently. I continue to get billed for service calls when I have already paid the service providers. My latest issue has taken at least two months to resolve and it is still not resolved.

My review would be 1 star, but it won't let me choose it! They have been out twice on my air conditioner! Second time installed a new blower fan motor! Bolts are misinformed, wiring exposed, shakes whole house when on! Not happy at all! Will most likely cancel my policy with Home Shield!
