Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I have had an AHS Home Warranty for 18 years. Overall I have been exceptionally happy with the service and the coverage. There are times when they are difficult to deal with, and very petty about some things. But, at this point I will continue to purchase a plan from them.

My AC should have been covered after buying a used house, but it was reported that the wasn't maintained (by the previous owner) so I had to foot the bill. That was upsetting, but somewhat turned around when I had a water leak under the slab and that was fixed.

Water heater needed to be replaced, contacted AHS who sent out a serviceman who agreed. Had a new one within a week. The two servicemen were courteous, professional and knowledgeable. AHS contacted me as a followup and the individual was very professional.

So far I have had nothing but positive experiences with American Home Shield, and I've had to use them quite a bit being a home owner. I'd recommend them to anyone because, like insurance, it's most expensive when you don't have it when you need it...

At least 3 out of 5 vendors used have been unprofessional or unskilled. Probably wouldn't be called for service if it weren't for participating with American Home Shield. Getting satisfactory service from AHS representatives depends on who you are lucky to get. They provide different information, take different actions and often do not document your electronic file to facilitate resolution of the concern without multiple calls. Replacement of your appliances if they malfunction is a longshot. They simple provide an alternative vendor and ask the vendor to service the appliance "as if it was the first visit". Incredible.

I have been with American Home Shield since 2006, the consistent decline in Customer Service and Service Repair men has finally prompted me to make a change. I can no longer tolerate the rude representatives and the hold times they place you on. *** I recommend shopping around before hiring this company*****

I have been with this company since 2006, the constant declining customer service and Quality Service team being dispatched to your home is a waste of my hard earned money and time. After 4 visits from Servicemen sent to my home I finally hired an independent company and got the work done properly. *** I very seldom write reviews, however in this case I would not recommend this company to any home owner, Please shop around before considering home shield*****

The customer service is a joke. Your time is wasted and there is no regards for resolving the reason for your call. The representative placed me on hold for over 40 minutes I finally hung up The company continues to be a huge disappointment..

Totally useless. I received my warranty when I bought my Condo. They try to repair appliances even when they are beyond their service life. AHS refused to replace my leaking dishwasher and are now refusing to compensate me for my HVAC despite the fact that it was leaking, had rusty coils and was covered in mold, which caused health issues.

This was my first experience with a home warranty. It was provided to us by our real estate agent when we purchased our log cabin as a vacation/rental home in Tennessee last year. We discovered that one of our hot water heaters was leaking and subject to failure. Since we our permanent residence is in Illinois, this posed a problem for us. We contacted AHS and they arranged inspection and replacement thru our rental company. Very smooth transaction, with repairs completed in less than a week in a very professional manner. Definitely is a valuable service and provides comfort to homeowners. Thank you for your service.
