Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I have had AHS for 2 years. My contract was up on 3/16/2017 and when I went to renew the contract I was told due to the number of service request my current contract at $37.99 was no longer available and I would have to now pay $101.00 monthly with fewer items covered. I still have a dishwasher that's not been fixed and the service request was placed in January and Ricks appliances from Bakersfield Ca is a joke. He showed up one time and took down the model number and left. He won't return calls and AHS states they can't get ahold of them either. So my copay is paid with no results and now my contract is expired. What a mess. Needless to say I will not be renewing this contract. What a... Read More

I purchased a home in March 2016. Home warranty policy was paid for by the seller. The lawyers office handling the closing sent the check to American Home Shield instead of the correct company! When we called AHS about the issue, they could not find the property or buyers information. Tha Lawyers office cut an additional check to the correct Home warranty company! I the buyer received a notice for my renewal in Feb 2017. I called to inquire why I had not received anything earlier to inform me I had a policy with them. They told me it was not their responsibility, it was the real estate agents responsibility to give me my policy. So I asked where my policy was sent & they said to a real... Read More

I wish I could them a zero; however, that isn't possible. This company was recommended by my Realtor. They are HORRIBLE. I repeat, HORRIBLE! Just moved into my home and they referred me to a vendor that was going to take 2 days to restore hot water to my home. I guess taking baths or washing clothes is not something that their staff have too do. On top of that, they were rude. I mean, down right, nasty. Kept repeating, if you cancel, this will not be reinstated. Here is a clue for you, I don't want to be reinstated. There are too many other choices and you will NEVER be used or recommended again by anyone that I come in contact with and by the way, that is thousands of people a year!

We have had a few different needs to American Home Shield since moving. We have had work on our dryer, dishwasher and boiler. All have been positive. There was a small issue with the dishwasher and the wrong part being reordered, but still a good experience. The cost of a plumber, and a repair person for the dryer and dishwasher would have far exceeded the cost of AHS for the year.

We have had AHS for approx. 5 years and have had good experiences for the most part. The one thing I would comment is we have had a few instances where a contractor was assigned the work order and then complained to us about the $$ AHS allows for the job vs the real world costs. Truly I don't care, as that's between AHS and the contractors in the network. Also, we have been turned away by a few contractors that said they didn't cover our area, and I don't really understand nor appreciate this, as again, that's not my issue, that's an AHS issue. How can you assign someone who then says NO. We just want and fully expect competent, capable, and timely restoration of our systems that have... Read More

I have been a customer for 9 years. Although the service has not always been efficient, my appliances and systems have always been fixed. I was shocked to receive a letter telling me that my premium will double as of June 1, 2017 because of too many service calls. WHAT A JOKE! A request for a service call for a non working oven was placed on 11/19/16. As of 3/17/17 , a full 4 months later and 12 service calls they agreed to replace it. YAY but I m being penalized for them taking 12 service calls to resolve the problem. They are forcing me to look elsewhere.

Buyer Beware. Speechless... but you must know!!! I have been a customer for 9 years... and always an issue of some sort but this one is the last. Customer service repeats themselves with their policy disclaimer. AHS Service technician network don't care about their quality of service because its a warranty call - they just keep ordering this part, that part... that's not fixing it... which takes 5-7 days to receive parts each order... so 2 weeks later believing its fixed, it's still not cooling - I called service tech directly but closed 330p on Fridays and not open weekends, and no emergency line to call. So I call AHS and a recall order is put in on Saturday for Monday reviewing and... Read More

This is the worst company I have ever dealt with. Each call I have wasted over an hour with hang ups, giving all details of needed repairs and no resolution ever. Don't use this nightmare of a company. You will regret it for sure.

I have been without a working dishwasher for the past YEAR and a half!!! They keep sending techs out to the house. They keep repairing with new parts. It keeps breaking after ONE not even complete wash!!! They keep repeating this process, but will not replace the dishwasher. I am not going to continue with them this year! The first customer service rep that I spoke to was helpful and she was kind and understanding. Good Job Chelsea!! Then when a supervisor didn't call me back after the allotted time, I called them back. When Christina answered the phone, I requested a supervisor, she put me on hold and spoke to the supervisor, WHO WAS UNAVAILABLE TO ANSWER MY QUESTIONS, then came back to... Read More

I used to have AHS few years back and they sucked as they always gave excuses for replacements & each call meant each single repair. However, I had them since last year and the they have improved much. They havent tried cutting corners and their technicians/plumbers have gotten better with their customer service. This time you can have a single call ($75 visit) for multiple plumbing or multiple related issues. They did increase the monthly payment but I am glad they improved the service too.
