Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I moved in a home I purchased and in two weeks didn't have a policy from AHS. I had an irrigation valve leak and called the company. Everything was vice activated to report an issue. When someone finally called me I couldn't understand them. I called on a Friday and on Tuesday a plan Ming firm Just Plumbing came out to inspect. They called AHS and AHS denied the claim. The plumber said AHS would be calling me shortly. They never did. The plumbing firm quoted $675 to replace the valve. I declined the service. We fixed the problem with a $40 valve repair kit. AHS later sent me an email saying they resolved my problem and asked me how their service was! I rate the AHS and plumber poor!

I had AHS for 3 years and they were out to my house several times to work on my a/c unit with in that time frame. This last time my claim was denied because the last contractor who THEY SENT to my home, on a previous claim, messed something up. They are saying because that contractor made the mistake they were not responsible. Again they sent the contractor who messed up to my house to begin with. They do not stand behind their contractors, are they urging the contactors to mess things up so going forward they can just say they are no longer responsible, who knows? But what I do know is my a/c unit is still broken and after having to get my own contractor to my home because AHS refuses... Read More

1. Leaking pipe under house - contacted AHS on Friday - scheduled for Monday as contractors do not work weekends. Contractor arrived, said plumbing is 50 yrs old and needs to be completely replaced - didn't want to touch it as it might break further. He wrote estimate of $8,000 and submitted to AHS that day and left. Two days later I notice I have walls wet from broken pipe. I phoned AHS and asked them status and said contractor didn't complete estimate correctly and he's to come back out then resubmit. As far as my leaking pipe they said they couldn't do anything - that the contractor has control at this time. On Thursday, I phoned AHS, left message. On Friday I called and was told... Read More

Since the beginning of January, 2017 I have had a broken wall/oil heater. 9 Service Techs have been to my home and not one has been able to fix my heater. I have had a warranty with AHS for one year. On March 9, 2017, I receive a call from Richie of American Home Shield. Richie calls to explain that AHS has “approved you for a new furnace”. However, he goes on to explain that with that being said, I will have to pay out-of-pocket charges of approximately $1,293 to have the new furnace installed. Richie then proceeds to list all the charges involved. Some of these charges are as follows: 1. $199.00/For a Permit; 2. $375.00/Duct Modification; 3. $275.00/Breaker... Read More

This company has been providing a very poor service to me. I have been faced with a broken refrigerator for the past 10 days and they have sent several technicians to repairs. Every-time they leave and the refrigerator breaks again. I lost a refrigerator full with food and I have critical medicine for my spouse which needs to be stored in cold temperature. I have been calling them 2 times everyday and they put me on hold every time for 1 hour. When I finally got escalated with a manager, she said that they have to sent a technician again and refused to fulfill their end of agreement to pay for a new refrigerator. Their customer service is incompetent and they pass you around from one to... Read More

Do not waste your money with them. For 3 years in a row, they refused to properly fix my A/C unit, which had a slow leaked. Customers are responsible for the majority cost of refilling the freon. I was forced to refill my unit at the beggining of every summer for 3 years because of a slow leak that was never fixed. Since it was a slow leak after filling, the 60 days grace period was up and AHS would refuse to cover the charges, even though they never fixed the leak in the pipes which was the root problem. The unit is over 25 years old and they refused to replace it after having isssues with it for 3 summers in a row!

Don't waste your time and money on this. The point of insurance is to shield you from emergency expenses. My furnace broke down on a weekend right in the middle of a cold snap so I had to have it fixed pronto. Apparently you cannot have it fixed without getting their approval. Despite the fact that the repair should have been covered, Home Shield denied my claim. I had to pay for that repair myself. Home Shield's service is terrible (long wait on phone calls and rude representatives) and costs a lot too. I had to pay $100 to have the leak in my dishwasher repaired but all they covered was the replaced of a little knob. I could have used the premium they charged me and the service... Read More

If I could give a lower rating I would. Horrible Service and failure to correct problems that their contractors were supposed to fix. My senior citizen mother had a broken microwave and they said it needed to be replaced. AHS ordered the new microwave and made arrangements for installation. It is not installed correctly and a safety issue. For 4 months we have been trying to get this resolved and MANY phone calls and hundreds of minutes on hold. Still not resolution and they said to go back to manufacturer because microwave is still under warranty. the problem is that the AHS contractor installed it correctly. Cancelling my mothers warranty, mine and my siblings and I will make... Read More

Worst service ever! Have had this coverage for almost two years and never used it. Washer broke and we requested service. Waited five days for service. Then we waited nearly three weeks for parts only to be told the washer was beyond repair. We have been waiting several days now since the repair person informed the company the washer would need to be replaced. I finally called AHS this morning and apparently, there are only two people taking calls because after waiting on hold for 7 minutes, being told by one CS what I already know, I was placed on hold for another 15. I was then told my wait time would be another 15 minutes. Nearly a month after we first initiated a service... Read More
