Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

We were happy with American Home Shield and have had them as our home warranty company. However, sadly after about 5 years of service with them, we feel like we will have to look for another company. We had our garage door, air conditioner, refrigerator, and stove repaired or replace through them and some of their vendors. However, we've had a pool company work on our pool for over two years now and CANNOT get it fixed. They show up, "work on the pool" and leave. Don't notify us they were here, say they fixed the issue and then when I get home, find it's NOT fixed. This pool company does NOT take our calls, return our calls or show up when they're supposed to. They were supposed to have... Read More

I had two appliances daily while under warranty. They took two weeks to get a simple part to fix my air conditioner. I had no heat in February in Chicago and they wanted up to 48 hours to send someone out. My house is freezing and I have kids . This is the worst company I have ever dealt with.

When I purchased this plan, I naturally assumed that when a major appliance went belly up, it would be handled in an 'expedited' (to use their word) way. Apparently hot water in a home is not considered worthy of this so when our system went bad this morning (Sat) I was told the vendor has 24 hours during his normal work period to respond. That means, it could be as long as Tuesday we will be without hot water, except I will probably pay out of pocket for a plumber to come and fix it. AHS has made my decision to renew or not very easy: NO WAY.

This is a great resource -- to find qualified help for repairs and to minimize those expenses. It should be a requirement when buying a previously owned home and worth the renewals.

We have had AHS for the past 4 years. Whenever we have had issues, they have sent a substandard contractor to "fix" the issue, except there was a local pool contractor that was sent to replace our pool pump when it went out. We have had an issue with our air conditioner every year for the past four years. Going without AC in TX in the summer is unbearable so it always requires being in a hotel until it can get fixed. On our last AC repair, I was told the AC was overamping. The motor would try to come on but the fan wouldn't spin. We had family here for Xmas and it started smoking. We actually called out a local AC company. The whole AC unit had to be replaced. It was burnt. They showed us... Read More

I had a dishwasher leak out of the front and they have sent out someone 9 times and it is still not fixed. The contractor said they could see the leak when it was running so ahs said that they could do anything. I have videos of it leaking with time stamps on them and still no help. I now have $11,700 in damage to my floor that I have to use my homeowners for. Not happy at all, I would have been better off buying a new dishwasher for $400. Oh by the way still not resolved and this has been going on since the end of January. Don't use these guys at all. They don't care about you at all

American Home Shield was everything we had hoped it would be when we needed help with our heat pump. All it took was a phone call from us and the rest was handled by AHS and the local HVAC company, PLEW's Heating and AC. Once we called AHS for service, we received a call within the hour from PLEW's to set up an appointment later that same day! Their repairman, Michael, is very knowledgable and has our heat pump working better than ever, all for just a service call fee. We highly recommend American Hme Shield to anyone who is a homeowner!

They put you on hold for 30 minutes before anyone answers, then you get the worst attitude from their representatives. Definitely the worst customer service.
