Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

American Home shield has the worse customer service, I have yet to experience any good service since day one. I decide to give them another chance after the first experience & that was the biggest mistake ever. The second encounter was far worse. Once the service technician came out & collect my $100. He never followed up to schedule an installation on the part that needed repair. He said it would take 3-5 days for part to come in & here I am 3 weeks later & nothing has been done. I called American Home shield customer service & they were not helpful at all. All their respond was we have to send an email to company to inquire on the status. Three days later, still no return calls from... Read More

Refusing to waive service fee despite contractor not showing up. Called and was told there is no supervisor and one will call in 48hrs. Nobody called. Called back in 3 days and same answer. Absolutely no effort to see my point of view and i fact seemed quite eager to cancel contract and move on. I am definitely moving on.

Was a member of AHS for over 20 years but the level of customer service has depreciated over the last several years to the point that I am going to replace them with a new company. Regretful that a company that you pay to serve you does not better train their personnel on providing excellent customer service. The last two times I have had to make a service request the customer service representatives were less than courteous and did not seem to care about the issue at hand. Extremely impolite in each case including the supervisor on duty whom I asked to speak with. Sooo long AHS!!

Worst customer service ever! We are longtime repeat customers and have an emergency plumbing leak at our Palm Desert Vacation @77418 Preston Trail. Unit 51-09. So we called American Home Shield for emergency service and was told that they couldn't send someone until next week! We said it's an emergency water problem with the toilets and sinks are overflowing and we need someone today. After much arguing they said we had to give them 4 hours to try and find a plumber! 4 hours! 5 hours later we called AHS back to find out the status and we're told they haven't even made calls yet! Are you kidding me! We asked to talk to a supervisor and was put on hold for 10 minutes then were told one would... Read More

Basing my review off of recent experiences. The tubing in my extendable kitchen sink faucet cracked and needed to be replaced. I initiated my warranty, they came out, looked at it and said "yup. It needs to be fixed. Took a photo of it and left." They didn't know what part to get to fix it so they were going to see if I could get it replaced through the warranty. Two weeks later they show up to replace the faucet with a faucet that did not even remotely match the one they were replacing. They informed me I would have the option to cash out and buy my own to have them install it. Called AHS and they informed me that I would have to wait until the following week to get a quote on how... Read More

Horrible nightmare. Paid for it for seven years. Furnace goes out in December, first service man said furnace was done, cracked heat exchange. AHS said the furnace I had was 75,000 BTU and that was way too much for my residence. They only replace BTU with the same BTU, but not inappropriate size per sq ft. They "cut me a break" and send second opinion service company. They did not even look at the heat exchange unit, just wanted to install some parts. After looking at it again they agreed it was shot. AHS says they will approve new furnace but I have to use the clowns at second opinion company. I Asked for "cash-in-Liu". They said their cost for furnace & labor was $744! Try to... Read More

HaI have been with HOme Shield for over 20 years. I have experienced their customer service and the companies they contract with deteriorating with time. When you have a question or concern they reply with a "new rule" as why they won't back a service where the problem was not resolved. I have had from companies I contacted to come out and make a repair for something Home Shield contractors say is not a "bad enough problem at this time." This means a slow leak or a sound they can not hear. I've been asked to record when the sound is worse and then told they don't take recordings. Unbelievable. Dealing with customer service is like talking to a robot. They read a script as they... Read More

Our air conditioner went out Labor Day weekend. We tried to reach AHS by telephone. The first try the phone rang for 30 minutes. The second try it rang again for 30 min. No response. We called our local heating and air who came the next day and repaired the air conditioner the following day. We wrote AHS to see if they would cover any part of the expense and they would not since it was not one of their designated repair persons. Not renewing.
