Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Avoid this company - Once you get past the first page of reviews on this site they are all one start ratings. Had the policy for 3 years. They sent a pool tech who told me they would never repair the heater as I had not had the policy long enough. The guy was rude. They never told me I could get a second opinion. When I asked for one they tried to send the same guy out., I said no to him and he went psychopathic crazy screaming at me and I am still afraid of him showing up 4 days later. In all this I have tried to call them they keep you on hold for over an hour. When you finally get someone to help you they don't call you back and push you off to others. Rinse and Repeat.

Professional, clean, quick, and polite is what I think of the entire experience that I had with AHS, the third party company and the technician..

We had a claim with AHS within 3 mo. of purchasing our home. We had a huge water damage issue due to undetected poor plumbing off the bathroom. The plumber contracted through AHS was uncommunicative, obstinate, and more than difficult to work with. They required three separate trips out to our house b/c the could not access the leak. They were going to charge me $100 to cut a hole in drywall for the repair bc apparently access is not included in the warranty, guess what I can punch a hole myself for free. And furthermore, when trying to coordinate to get the plumbers out to repair the leak, their office staff was incredibly rude and short-tempered. Whenever I called AHS directly to speak... I would choose a different company. I my a/c had a refrigerant leak, they added additional refrigerant (which I had to pay out of pocket for) and they would not authorize the contractor to find the leak. Years ago this was not their practice. Before when I had this problem they looked for and found the leak. When I cancelled my service they charge me a fee to cancel.

Beyond disappointed in this company. Have been a customer for over four years. and filed a claim on 12/16 for the hood range of my stove. I still am waiting for the problem to be resolved. I have spent more than 8 hours with various agents trying to resolve the issue. The contractor who they used for my issue has done nothing but lie to me and today American Home Shield finally caught them in a lie. Guess what, it has now been turned down to their contractor relations and was told to check back in a few days to see what they found out. At this point someone should be calling me. I asked for a supervisor 3 weeks ago and you have to allow up to 48 hours to hear back. Guess what? I have left... Read More
