Fund That Flip connects people interested in investing in the real estate market with property developers. True to its name, the company offers the opportunity to fund or recieve funding for residential rehab projects, some quite small. At the time of this review, several single-family residences were among the projects being supported by the company.

Fund That Flip also enables investors to invest in mortgage portfolios. This type of investment is often considered less risky because it is diversified: invested funds are spread across multiple projects and properties.
Overall, Fund That Flip offers fewer investment choices than other REIT companies we have reviewed. But the firm appears to vet the investment opportunities carefully. Only about 8% of borrowers who apply actually receive funding for their projects. Many of the projects the company funds are undertaken by repeat borrowers with a successful track record of completing projects and fulfilling their commitments. Developers must have a history of three successful projects before Fund That Flip will considering funding them. It's a quick process that gives you access to quite a bit of information about each of the company's offerings. We were impressed by the depth of information Fund That Flip provides on each of its projects, which includes well more than the basics. Investors can review loan-to-cost, valuation, and use of proceeds data in addition to property details, the investment term, and the estimated ROI for each project.

Fund That Flip will likely suit more experienced investors better than beginning or small investors. The minimum investment required to work with the company is $5000 and additional investments can only be made in $5000 increments. That being said, Fund That Flip falls somewhere in the middle of the REITs we've reviewed in terms of minimum investment required. Fund That Flip may also be attractive to a wide cross-section of investors based on the properties it funds: most people understand what it means to rehab a house and sell it at a profit. Flipping is simple concept to understand.
Fund That Flip earns an A+ rating from the BBB. The company has also been favorably reviewed in the financial press and receives kudos for the due diligence it performs and transparency around individual investments. The primary disadvantage that reviewers note relates to access. Again, unless you have a considerable amount of money to invest—bearing in mind, of course, that any investment involves risk—Fund That Flip might not be the best company to work with. But for investors with substantial means, the company offers well-researched, short-term opportunities that routine deliver respectable ROI.
