VA loans are a $0 down payment mortgage option available to Veterans, Service Members and select military spouses, are issued by private lenders, and are guaranteed by the U.S. Department of Veterans Affairs (VA).

All prospective borrowers under the VA loan program must obtain a Certificate of Eligibility (COE) from the Veterans Administration. Veterans United may be able to get this document for you.

In order to get a COE, generally speaking, you must:
  • Have 90 consecutive days of active service during wartime, or
  • Have 181 days of service during peacetime, or
  • Six years in the Reserves or National Guard, or
  • Be the spouse of a service member who has died in the line of duty or as a result of an injury sustained in the line of duty

    • Because VA loans are insured by the federal government, credit score typically isn’t as much of a limiting factor as it is with conventional loans, however, it still will play a part.

    If your credit is less than stellar, it would be a good idea to avail yourself of Veterans United’s credit building service. As an active or former service member, the company connects you with credit and VA loan experts free of charge to help get you on track to securing a home.

    Garrett Holzum was brilliant as was Veterans United. But Garrett stood out as a loan officer so this review is going to be on him. He was patient and calm and professional even when at times i did not feel calm or patient myself - in fact, he is quite good at deescalating things when buying a home seems terrifying since he has so much knowledge and experience to help explain things. This was a first time purchase for me and he made it extremely easy and less daunting. He worked diligently and quickly even in the apex of the pandemic when all the paperwork was rolling through.     This is the greatest home loan process ever available to all vets. Highly recommend the virtual/digital process as it is highly secure, seamless, AND, no interruptions from your daily routines. Never leave the house to run down & sign important documents or have an agent schedule a time to come over for more signatures. That’s old school. Grab a cup of mojo, open up your VA emails from your quite space, answer questions or provide photo’s of documents from your smartphone or tablet, click send, done.
