They are not better than any national company. God forbid you have an appliance fail due to a leak and other parts are needed. You will get the one part covered but not the rest. Great way for them to screw you and not pay you what it should be or even fix an appliance. It would be like getting your washing machine fixed partially because a line developed a leak in the unity and they said well all the other electronic damage isn't covered. The line repair will cost us $200 w/ labor and parts but the rest is your problem and that is another $400 to repair. I will go with American Home Shield as all of my home warranties expire (I have 3). Blue Ribbon's reimbursements don't come close to covering the actual cost of the repairs, so you end up paying the annual contract price, the $55 copay plus the balance of the invoice to the vendor that Blue Ribbon doesn't cover. In my experience, the plumbers, electricians, HVAC etc. technicians that Blue Ribbon uses don't instill a lot of confidence. I had a guy come to replace my water heater this week, and I wasn't sure he had ever replaced a water heater before. This company is a scam. We paid over $700 for the Platinum Plan, only to find out today that it does not cover the garbage disposal that broke down, a refrigerator shelf that broke down. The Platinum plan states that it covers Preventative Maintenance check and cleaning, but the lady I just spoke to, said that I will have to pay $55 per each item (!!!) - not per visit (!!!) they have to check! What a rip off. I am so glad we did not renew it, as we decided yesterday to see how our first claim would go, then decide to renew it or not! What a huge waste of money and time. Same experience as robb w. The policy was purchased by the realtor and the service was terrible. They are almost a comic book version of a warranty company that tries to avoid ever paying any claim. The contract excludes anything that possibly might have had any problems at the time of purchase, even if you had no way of knowing that. We had to argue over every claim, and even then did not receive full replacement value. Don't walk from this company. Run. They are the worst.

If it is your option avoid Blue Ribbon. We were given this policy by our realtor and when we tried to use it we realized how horrible this company is. The policies they follow are not outlined in the contract they use. The word "replace" really means given a settlement check for much less than the appliance, or whatever is broken, actually costs. It usually takes 2 or 3 calls to get through the a representative and then when you finally are able to talk to a person they give you the run around which makes it very difficult to actually get done what needs to be done. The warranty was purchased by our realtor. If it was our choice we would have gone with American Home Shield. After having experience with both we can say AHS is far superior. We had AHS for 7 years with beautiful service. Blue Ribbon has some pretty ridiculous $$ limits that dont actually cover the cost of the replacement...like on a hot water heater or ac/furnace. AHS doesnt have these limits. While with Blue Ribbon we had to have a hot water heater repair. The plumber they sent out took 72 hours to contact us and was incompetent- making the problem worse. He charged $225 and they only pay out a total of $745 (even if you have multiple issues). So then we needed a replacement. The... Read More

I have had this home warranty on my townhome for 3 years now, and it has paid for itself every single year. From several plumbing leaks, to a furnace repair to a garage door opener replacement, when I call I get immediate attention and their technicians are always friendly, professional and tidy. The customer service staff is, for the most part, friendly and happy to help. I have had one claim denied, but it was for an item that isn't covered under the warranty. They gave me the number for their technician who came out and gave me a much better price for the repair than the 2 other companies I got quotes from and he got it fixed right away. I will continue to renew my blue ribbon policy.
