The Homeowner Plan is for those who have already owned their house for 30 days. The Real Estate Plan is for new home purchase. The following details regarding coverage and pricing will be examples of the Homeowner Plan.

Like the service fee, Landmark's yearly premium for its Homeowner Plans varies by state.

In Utah, Oregon, and Idaho, choosing the $100 service fee will produce a $350 premium for the Home System Plan, and a $600 premium for the Total Protection Plan. If you were to opt for the $60 service fee, this would increase the Home System Plan premium to $400, and the Total Protection Plan to $650.

In Texas, Nevada, and Arizona, the $100 service fee will yield a $360 premium for the Home Systems Plan, and a $610 premium for the Total Protection Plan. Finally, in these states, choosing the $70 service fee will cost $425 for the Home Systems Plan and $675 for Total Protection.

Landmark has an online quote calculator available on their website, for customers who'd like more specifics. If the policyholder chooses to cancel, Landmark offers a 30-day, full money-back guarantee, with the exception of a $40 administration fee.

Cancellation Policy

a) LHW may not cancel this contract during the initial term for which it was issued, except for any of the following reasons: (1) the contract holder does not pay a fee or charge due under the terms of this contract; (2) the contract holder engages in fraud or misrepresentation of facts material to the issuance of the contract; (3) an interest in the residential property covered under this contract is sold, and the contract is contingent on an interest in the property not being sold. b) If contract is cancelled, homeowner shall be entitled to a pro rata refund of the paid contract fee for the unexpired term, less a $40 administrative fee, and any actual service costs incurred by LHW. If listing coverage is cancelled after service has been performed, and the contract fee has not yet been paid, contract holder will be responsible for purchase of contract, or reimbursement to LHW of service costs incurred, whichever is less. c) Cancellation may be made by Contract Holder at any time. If cancelled within 30 days of acceptance of LHW, and no service request has been made, the Contract Holder is entitled to a full refund of the contract proceeds less an administrative fee of $40. Utah Residents: If Contract is cancelled by us, cancellation will be effective no sooner than 10 days for paragraph A.1, and 30 days for A.2 and A.3 after delivery or 1st class mailing of a written notice to the contract holder.

Corrected review ( I Meant to put 5 stars) I have had a great experience with landmark home warranty. We have purchased our home in April, and we chose to go with Landmark. We live out in the country and the things they had to offer were exactly what we have needed. We have used landmark for pest control, refrigerator repairs, and garbage disposal replacement. Seems to be because of how far out we live (middle of nowhere) they have a little bit of a difficult time finding contractors who are willing to come and service us. DO NOT BUY A LANDMARK HOME WARRANTY. Although all home warranty companies get a bad rep for not covering different items, Landmark is WORSE. Several months into home ownership, our hot water heater started leaking, I called and Landmark told me that I was covered (hot water heater leaking is basically the CLASSIC thing that SHOULD be covered under a warranty). Of course it took several days to get a technician out, so we waited WITH NO HOT WATER, because they told us it was covered. The technician came out, diagnosed our hot water heater with a leak and said it needed to be replaced (DUH). Landmark Home Warranty Our A/C condenser and coil failed, so we called Landmark Home Warranty. They covered the claim and sent out a contract company they chose to do the work. We discussed the repairs and the out of pocket cost and agreed to the terms. We thought we had found a trust-able contractor thanks to Landmark Home Warranty. Coming up on winter we had our annul furnace inspection through the same contractor. We receive a call from Landmark Home Warranty that the contractor submitted pictures off of the internet they found and not actual photos of our furnace stating the furnace had cracks in it. Landmark Home Warranty is terrible. I had Landmark Home Warranty for two of my properties. Their process was lengthy and the service provided by their contractor was terrible. I was forced to spend almost $3600 direct cost to completely fix the issue, not including the cost for Landmark warranty. The process and service were very terrible. I had to be the project manager to contact both Landmark and the contractor several times a day to get things going. It took Landmark 25 days to replace the evaporator coil and they asked me to pay $1400 out of pocket. However, the contractor assigned by Landmark (Simple Air Solution) didn’t actually fix the issue. This company has cheated me three out of four calls. I contacted them twice by email and after not hearing from them, called a repair on my own. Refused to cover because I didn't contact them. Email isn't sufficient. Third time I contacted by phone and they repaired my AC but it took four days. Southern AZ without AC...not good. Fourth time I called because my garage door broke, trapping my vehicle inside. I call at 1:15 in the afternoon on a Friday when I couldn't get my car out. Supposedly they submitted a work order and a 1:30 sent me notice with instructions that if I didn't hear from the contractor within 5 hours to "feel free" to contact the contractor myself. We live in Yuma, Az and have a Landmark home warranty, We have never filed a claim with them until 2 days ago when our air conditioner wasn't keeping up with the 110 plus degree heat, so we called Landmark. They did send a tech out & he said there was a leak, but he couldn't find it. So a special tech came yesterday, found the leak(needed a new coil). It's 94 degrees in our house right now, with 5 fans running, just pushing hot air around! Landmark has been unable to get the coil to Yuma, Maybe tomorrow??? So, we have to go to a hotel until the air conditioner is fixed. I would advice people to think twice before using this company. Dave & Carol Thornton
