Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I've had consistently poor experience dealing with American Home Shield. They send out the cheapest contractors, which often means they are inexperienced or of poor quality. Not only have contractors not done a complete job (resulting in secondary household damage that AHS will not cover - leaving us to deal with contractors who may or may not even have expertise in the area of damage (ie: AC problem resulted in leak, collapsing ceiling and damaging drywall and woodwork). Additionally, any time you call AHS to and have to talk to a live person (following up on an existing claim when the contractor doesn't call you, or follow up) required that you wait on hold for not less than an hour... The contractor that came out originally said in about a week they would make an appointment to replace the airconditioner. It took about 2 weeks it was approved. Now the brand new one is not working, wires are just hanging loose, they're were not sure nuts used not even electrical tape.

I have been an American Home Shield customer for approximately 8 years. I recently requested my refrigerator fixed and it has taken 4 to 5 visits and it still isn't fixed! I complained about taking off of work and pushed them to credit my service fee, they finally said they would (I have not received it). My hot water tank started leaking and when the plumber got here they told me I owed an additional $200.00, I told them I would not give them that until I spoke to American Home Shield. I cannot get them on the phone and have now been on hold for 35 minutes!!! The plumber left and I still have a basement filled with water. My contract expires in November and I will be moving on!!!!

The sellers provided us with a one year warranty with American Home Shield who also works under the name HSA Home Warranty. They are the parent company.... but in each instance they say that their phones are 24/7 which they are open but you are given a hold time usually over one hour and without the ability to leave a message and have someone call you back. You always end up having to pay a huge amount out of your pocket and left with many uncovered items in the repair. The contractors are faced to wait on HSA to order parts and the customer service reps have no clue what is going on with parts or how to locate. You are faced with incompetent and inaccurate responses. This has been... Read More

So far extremely disappointed with American Home Shield! Let me give one example. Since 25 August 2017 I have been waiting and calling to speak with a supervisor and nothing. Since 25 August I have placed six requests to have a supervisor call me, nothing. Every time I call in I can expect to be on the phone for at least an hour. Customer service does not seem to be their priority. I just received a reply and I got the typical, "It is summer and we have a high volume of calls." I will seriously consider taking my business elsewhere. Very disappointing!!

They would not warranty a new Dish washer after multiple times of having a technician work in it. Very disappointed with the service.

The service technicians were very knowledgeable and did a great job. The customer service of American home shield on the other hand mislead me on the replacement furnace that I was getting. They told me I was getting a carrier furnace and then put in some generic knock off of a carrier in which I was not happy about.

I recently needed my toilet worked on. The first plumber left it with a slow leak that made a stain on the ceiling downstairs. They sent another plumber from the same place who was rude and said the leak was a separate incident and said they would not fix it if I didn't sign the work order and that they were not responsible for the secondary damage. He also said that he didn't have insurance to cover it. I complained to AHS and they sent a third plumber who fixed the toilet and said the bolts hadn't been screwed on right. I called AHS and they were supposed to have someone call me about the secondary damage. No one has called me back. The customer service reps were responsive, but... Read More

We found we had a leaking toilet, not something one would notice right away. But when we did, AHS refused to cover the repair because it was not a "one time event," meaning that any damage that takes place over time, as opposed to an immediate incident, would not be covered. They are happy to take our check "long term," but like so many insurance companies, they are in the business of looking for a way to collect and to get out of paying as often as possible. Better to save $50/month as emergency repair money.
