Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

The first claim was excellent. More than a year ago, they replaced our water heater and quick reliable customer service. Today, for almost 2 months of several calls and an hour of being on hold, they still kept pushing the day of service for our microwave. "Maybe next week & we'll give you a call to confirm"

They totally suck. They used to be the best but now try to find every excuse in the book not to pay. I will never use again.

I'm not sure how they rated first in home warranties unless the others are all equally horrible! My experience with AHS was a nightmare preceded by numerous phone calls with hold times more than 15 minutes and unanswered requests over the automated phone line. The only way to get through quickly is to select the new applicant option by phone. I can only imagine that if my home were flooded or some true disaster had happened, I would have to deal with it on my own! Thanks for nothing AHS. Try answering the phone for people who have obviously helped boost your company to where it is. Clearly there is no follow up data from satisfied homeowners to back this warranty rating system. I tried... Read More

I have been waiting over five days to get AHS to get a contractor out to my house. I live in the south ant it is over a 100 degrees outside and over 90 degrees in our home. I have spent more than six hours on the phone trying to get this resolved . We have indoor pets and I am handicapped no one seems to care. This is the worst company I have ever dealt with. Run as fast as you can to get away from anyone who would refer this company to you.

7/6- still have not heard back from Latoya. She called me last week on Wednesday 7/1 and left a very passive aggressive and unprofessional voicemail. I called her back at 3:45pm CST (she works until 8pm CST according to her voice recording) and left her a voicemail to call me back. Once again, I have not heard back as the ONLY time she calls is when I update my reviews. This has again, taken WEEKS to get anyone on the phone. Please have someone call me today so I cancel my policy and get my money back! Emailed American Home Shield, filled out the contact me page on their website and updated my reviews. I left the below review on 6/22; as of 7/1 I still have not spoken to anyone.... Read More

Bought a home warranty for a year. A month after we got the warranty, our A/C unit compressor goes out. The house is 12 years old and we have lived in it for over 2 years. Unit has been working fine up till then. There was a one way dryer that was installed incorrectly on the unit (heat pump) and probably caused the compressor to fail, IMO. American Home Shield is claiming that it was preexisting, after 2 other incorrect diagnoses, and are denying the claim. The first sets of technicians, Master Tech, gutted the unit's working electronics and they are gone/stolen. Now, I have no working parts, no A/C, and a broken contract that does cover everything that is wrong with our unit. I had... Read More

If you want your house to stay blistering hot in the summer and frigid in the winter then purchase a home warranty through American Home Shield. American Home Shield contracts with incompetent mechanics who not only fail to arrive on time (and I don't mean an hour late, but weeks late), but cannot accurately diagnosis or assess your malfunctioning equipment. I went without air conditioning in the South in late spring for over 4 weeks because American Home Shield refused to provide a reasonable expectation of customer service. American Home Shield refused to support me during the process even though they sent out three contractors who were not able to diagnosis and fix my... Read More
