American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

American Home Shield for me is the worst company. I paid for a premium policy, and when my A/C sprung a leak, they sent a guy out, he takes 5 mins on the roof, has me sign for permission for AHS to repair. My idea of repair is to replace the part that is leaking, that is not what they are going to do. Because the tech told them he could repair the coil by removing the coil taking it to his shop for 4 days clean, solder the leak. Pressure test for a day then come out and put it on. I live in Phoenix it is 112, my A/C is cooling to 85 - 87 deg now. AHS will not put me and my dog in a hotel or even give me a portable A/C, and they will not pay for a new part. Worst company I've ever dealt with. Does not honor contract, does not follow through with service. You stay on hold for literally hours waiting for service calls or resolution. Would never recommend this company to anyone, and in fact will go out of my way to let anyone who will listen to please shop elsewhere. They look for ways to not honor their contract. I give them no rating because any score would be better than what they deserve.

I typed my review and supposedly it did not submit. BEWARE OF THIS COMPANY! I inquired last week if I had coverage through my warranty on a particular item. I was told that I did but had a $125 deductible. I realized that I had a deductible, but just wanted to see if it was covered. I told the lady that I wanted to check to see what it would actually cost for the repair because I had them cover something before and the cost would have actually been less than the deductible, but I had to pay the deductible. I've read a lot of the comments and I'm not sure how AHS got such good ratings?? I have been with AHS for 4 years and this year they decided to increase my contract from $549/year to $1119/year?????? That's ridiculous. Oh wait, guess how I found out? They did not deduct the automatic payment as they said they would in my renewal letter. So when I called to inquire, that's when I learned the payment had doubled. They just kept referring to the Underwriters. I'm done. I'll save my $50/month for repairs until I find another Warranty company. Prayerfully, nothing will break or need to be replaced!!

The Service Master Company d.b.a American Home Shield (the "Company") failed to reimburse me for costs related to replacing a broken garbage disposal that was covered under my American Home Shield contract. We were advised by the Company's agent on 6/7/18 that our garbage disposal claim was denied because, in the professional opinion of their contractor, there was a jam in the disposal caused by our negligence. The contractor did not see anything that might have caused the jam, but when he inserted his wrench in the disposal's underside, he found that the grinder was frozen. Your warranty is not what you claim it to be. You send out techs. that are not familiar with the product and claim that there is nothing wrong with the product. after they leave I have the same problem.

I'm looking at the top 10 rated home warranty companies and cannot believe that American Home Shield is on the list. My AC unit went out. This is Houston area, 95+ degrees with heat index in triple digits. Tech comes out as scheduled, replaces a part, and leaves. 2 hours later it is not cooling. I call back and have a hard time convincing the guy that it really isn't working but eventually he believes me. The tech comes out again, puts Freon in it-neighbor hears a loud bang and sees smoke....THEN the tech tells me that the compressor is fried (ya think??). Under no circumstances would I recommend this company. I've spent approximately 4 hours on the phone with them over the last 4 days trying to get an air conditioner problem resolved, have had conflicting comments given by anyone I speak to, had calls disconnected when asking for a supervisor, and still have no service and no appointment 48 hours after the problem began and was reported and the soonest an "emergency" appointment can be provided is essentially another 48 hours from now if that even happens. I am VERY VERY dissatisfied and wish that we could have the funds paid for the policy by the previous homeowner just given to us in the form of a check, cancel the warranty, and let us... Read More

Not even a one star. They are very anxious to sign you up and offer complete coverage on even old appliances. My issue was a a twenty-year-old central air conditioner that worked fine. At the suggestion of my realtor I took out this warranty. The conditioner failed this past month and I was told by their tech that the compressor is shot and was about to die, and that the coils need to be replaced. They also indicated they pay $10.00 per lb for the coolant, never telling you it is $125.00 per lb total. One guess who has to pay the remainder depending on the size of your unit.
