Our Overall Rating: 4.4 / 5 (Excellent)

ServicePlus is unusual for having two pre-packaged plans that each cover a mix of systems and appliances. Optional coverage outside the standard plans is available for a wide range of home features.

The company's Platinum plan stands out for covering two heating and air condition systems, which can be helpful for homeowners of duplexes or homes where there are more than one type of heating system, e.g. baseboards in the kitchen and forced hot air elsewhere.

At a flat rate service fee of $75 per service call, the company falls in line with other warranty companies when it comes to deductibles. Customers can file claims 24/7 by telephone or online through the company's portal.

ServicePlus publishes a sample contract online and a thorough explanation of what is covered under its two plans. We recommend that potential customers thoroughly read their contract to understand coverage limits, policies on pre-existing problems with covered items, and other important issues.

ServicePlus offers two types of plans: Gold and Platinum.

Both of these have a series of optional add-ons, such as pools, spas, central vacuum, limited roof leaks, and septic systems, to name a few. Their pre-packaged plans can therefore be expanded to suit every homeowner's needs.

No home inspection is required to purchase a policy. Appliance and system coverage is guaranteed regardless of age, make, or model. However, maintenance records are required for service and the company has a pre-existing condition policy which is unusual in the industry and may limit coverage.

Claims Processing - 4.5 / 5

Even though appliance and system repairs are often unexpected, ServicePlus' flat rate $75 service fee makes budgeting for home repairs a little bit easier. Some home warranty companies work use a scale to price service calls. We appreciate the predictability the company's service fee structure provides.

Extremely pleased with the salesperson Mr.Jesse Rogan, he was very informative about the product, he did not push me into buying anything. I was given time to consider my choices and options. He in my book is an excellent salesman!

I submitted a claim for my a/c and they sent a vendor that was not certified by the BBB, didn’t leave me a receipt when I paid by $x service fee, and tried to strong arm me into just paying him $xx dollars directly to him and bypass the warranty company to fix my problem. When I refused, he got very aggravated and left. He failed to properly send in the diagnosis and pictures thus, further delaying my progress. When I called him, he informed me that he was not going to upload any pictures and to have the warranty call him. I don’t know if I am more upset with THP or the vendor?!?!? Signed, Overheated in KS

Total Home Protection does not respond to your calls if you live outside of a populated area. They want to send you a service rep two hours away. These service reps do not want to travel round trip 4 hours. During the winter freeze, my heating was operating efficiently. Four months later it still has not been serviced. Today my A/C is not operating. They have assigned 3 contractors and none of them have responded. Spoke with a supervisor and he guaranteed I would be taken care of and he would stay on top of our claim. I never heard back from him. Gave me an extension to call on the service line, but that was of no use as you are not able to get a human being to speak with and put on hold... Read More

Total Home Protection does not pay the contractors they hire. All contractors beware of this company if deciding to do business with them. They have owed me for 2 invoices from 2020 and when confronted they say you have to currently doing work for them to move to the preferred list to get paid. This is a totally idiotic concept as if the have not paid for the 2 invoices they owe you already then why would you do work for them and then not get paid again. I have seen other contractors having the same problem. My company is Affordable Electrical Services. They authorized the work I did and at one job the customer bought the stuff for the repair I performed for him and as far as I know they... Read More
