Our Overall Rating: 4.4 / 5 (Excellent)

ServicePlus is unusual for having two pre-packaged plans that each cover a mix of systems and appliances. Optional coverage outside the standard plans is available for a wide range of home features.

The company's Platinum plan stands out for covering two heating and air condition systems, which can be helpful for homeowners of duplexes or homes where there are more than one type of heating system, e.g. baseboards in the kitchen and forced hot air elsewhere.

At a flat rate service fee of $75 per service call, the company falls in line with other warranty companies when it comes to deductibles. Customers can file claims 24/7 by telephone or online through the company's portal.

ServicePlus publishes a sample contract online and a thorough explanation of what is covered under its two plans. We recommend that potential customers thoroughly read their contract to understand coverage limits, policies on pre-existing problems with covered items, and other important issues.

ServicePlus offers two types of plans: Gold and Platinum.

Both of these have a series of optional add-ons, such as pools, spas, central vacuum, limited roof leaks, and septic systems, to name a few. Their pre-packaged plans can therefore be expanded to suit every homeowner's needs.

No home inspection is required to purchase a policy. Appliance and system coverage is guaranteed regardless of age, make, or model. However, maintenance records are required for service and the company has a pre-existing condition policy which is unusual in the industry and may limit coverage.

Claims Processing - 4.5 / 5

Even though appliance and system repairs are often unexpected, ServicePlus' flat rate $75 service fee makes budgeting for home repairs a little bit easier. Some home warranty companies work use a scale to price service calls. We appreciate the predictability the company's service fee structure provides.

ServicePlus makes filing claims easy. You can call the company 24/7 or file your claim online using the company's claims portal.

This company is a scam. They have many loop holes built in to the contract to not have to pay for anything. Also, there is a $50 fee to get out. The customer service department is rude and the service provider (HVAC) they sent me was very poorly rated.

Very disappointed from this service. Call center takes the claims in weekends, since the offices are closed. 90% of our claims were rejected due to "something" in their documents. Currently suffering to leave them - they ask us to pay $400 to let us go. And this is at the end of the contract, not in the middle. We had 3 houses with them. We are not very pretentious - landlords should not be, but it does not serve the purpose. Owners should be completely unhappy.

This company is terrible. They won't cover toilet replacements because they say it's an upgrade, which isn't covered. The toilets weren't working. We had to plunge almost every time we used them and our plumber recommended replacing them, which we did. THP would rather pay for a plumber to come out to fix it each time rather than paying to replace them and be done with it. Stupid. A waste of money and I plan to fight this and then cancel the so-called warranty. All one-star reviews on Yelp recently. Something must have changed because it's a terrible company now.

Total Home Protection sold me a 5yr. Home Warranty policy and told me my home Water Heater is covered. My Water Heater broke down after 2 years of warranty coverage. The Pilot lamp is not lighting. I am now told that the inside tank has a leakage and after a week of breakdown that my policy doesn't cover tank leakage. I do not see any leaks outside and do not know if that is the case or not. When Total Home Protection sales told that my Water Heater is covered in my policy, I assumed that they will fix my Water Heater when it breaks down. Now Total Home protection are offering me $150 (for a repair/replacement work of $1500) after I have already paid them $45 Service Fee and telling me... Read More

Please re-consider before you pay to have this company for a home warranty, they DO NOT honor legitimate repair claims. Very rude and nasty "customer service" dept that leaves you on hold until you finally hang up. Unbelievably, they say your issue is pre-existing when the inspection report I have as proof says otherwise. Choose another company so you dont get cheated like I did.

It began on the 6th of april 2019 on a sat my furnace went out I live in Michigan in a rural area . This home protection plan DOES NOT due any Emergency services on the week end and you have to give them 24 to 48 hours in order to find some one to come out before it becomes your job to find someone to fix your problem then you have to pay up front and they reimburse you That is the gist of the story well this is what happened . I put in a claim for the furnace on sat the 6th i waited until I was told they couldnt find anyone so I found a company so the company came out checked it out called the Total home and the tech gave them a price of 258 .00 for the service call and the part and... Terrible cancellation policy. Tends to wiggle out of coverage when they can. Difficult to get any reimbursement.

I canceled my contract 4/4/19. Where is my money? I need it for a new dryer. You have totally misrepresented your product. It is impossible to to get hold of anyone in authority on the phone. I have spent more than a day and half on the phone with you. If am placed on a call back list, I am either disconnected or asked if want to be placed on a callback list. I signed up with your company to avoid all these hassles and it was explained to you prior to purchase that my appliances were not new and that my home was built in 2005 and assured that that wouldn't matter.
