Our Overall Rating: 4.4 / 5 (Excellent)

ServicePlus is unusual for having two pre-packaged plans that each cover a mix of systems and appliances. Optional coverage outside the standard plans is available for a wide range of home features.

The company's Platinum plan stands out for covering two heating and air condition systems, which can be helpful for homeowners of duplexes or homes where there are more than one type of heating system, e.g. baseboards in the kitchen and forced hot air elsewhere.

At a flat rate service fee of $75 per service call, the company falls in line with other warranty companies when it comes to deductibles. Customers can file claims 24/7 by telephone or online through the company's portal.

ServicePlus publishes a sample contract online and a thorough explanation of what is covered under its two plans. We recommend that potential customers thoroughly read their contract to understand coverage limits, policies on pre-existing problems with covered items, and other important issues.

ServicePlus offers two types of plans: Gold and Platinum.

Both of these have a series of optional add-ons, such as pools, spas, central vacuum, limited roof leaks, and septic systems, to name a few. Their pre-packaged plans can therefore be expanded to suit every homeowner's needs.

No home inspection is required to purchase a policy. Appliance and system coverage is guaranteed regardless of age, make, or model. However, maintenance records are required for service and the company has a pre-existing condition policy which is unusual in the industry and may limit coverage.

Claims Processing - 4.5 / 5

Even though appliance and system repairs are often unexpected, ServicePlus' flat rate $75 service fee makes budgeting for home repairs a little bit easier. Some home warranty companies work use a scale to price service calls. We appreciate the predictability the company's service fee structure provides.

Please do not use Total Home Protection Home Warranty because they don’t deliver on what they advertise. I put in a claim for my front load Samsung washing machine on June 4 and it took them approximately two weeks before they sent a contractor to evaluate my washer, they ordered two parts and the contractor came two additional times before THP decided that they were not going to send the contractor back and decided that $180 could replace my washer. After going back and forth and outraged about THP wanting to give me $180 to replace my washer I decided to put a stop payment on my account to stop them from getting anymore funds from my bank account so someone from the resolution department... My air conditioner broke on Thursday and I filed a claim with THP the same day, the next day a technician arrived at my home and fixed the problem on the spot. Decent prices, excellent customer service and fast responses to claims. I am extremely happy with the services provided by this company.

I have been using Total Home Protection for quite a while now and they offered me an affordable price to cover the cost of my home appliances. I am actually a mess when it comes to fixing things because I never do the research to find a good repairman . Basically all you do is file a claim and someone comes to verify it and then fix it or recommend replacement. I recommend it.

I just had my first claim through the contract I purchased. To my surprise, I was told that my claim was not covered as it is one off the many specific exclusions: This past weekend I found a leak coming out of the water heater. I filed my claim electronically and today I received a call from the claims department to tell me that because the leak is coming from the bottom of the water heater it must be as a result of a leaky "storage" tank which is excluded from coverage. Upon further review of the contract, this is in fact accurate as coverage for the water heater has 27 different exclusions plus a limit of $500 per contract term. These exclusions include what I would think are most... Read More

After submitting a claim to Total Home Protection Home warranty. I was contacted a week later after I attempted to contact them many times that week with no return calls from adjuster. Three days later after asking them to return the money I paid them for the protection warranty . The adjuster answered her phone, after I waited on the line over 30 minutes. She answered her phone to tell me they will not repair or replace my appliance but they would pro-rate my appliance giving me offering me $70.00. to purchase another appliance that will cost me $400.00 to replace.

The first time I had to call them was for my electric oven that would not get over 100 degrees whatever I would do to it. The claims line is open 24/7 so I called them immediately and within the next day, I had an electrician sent over. He told me it was a blown fuse and replaced it on the spot. It started working immediately. Awesome!

I am very disappointed with the performance of THPHW. Our AC unit quit running over a week and a half ago. We called THPHW and were put on a waiting list for the "next" available contractor. Today we received an update telling us that there wouldn't be any contractors available for another 3-4 weeks! They went on to say that we could call a contractor of our choice and they would reimburse us $100 for any repairs made. THAT IS NOT WHAT I PAID FOR. I will be in contact with THPHW every day until they fix my AC unit. I do not recommend the company for a home warranty. 7/10/2019

They will not replace your AC even if your house won't cool below 80°. It has to COMPLETELY stop working. In other words after 14 years of paying them, they are sweating me out hoping I will just buy one myself. Gee. Thanks!

I cancelled my policy today! I have had Total Protection for over 3 years, but I was charged an early termination fee because the policy renews annually - BS!!! Their monthly fee rose to $52 and the service call fee doubled to $125!! When I called to have my air conditioner serviced before the beginning of summer, the repair I needed was not covered (customers will hear this often - NOT COVERED). I still had to pay the contractor his $125 fee for nothing. They probably make their money by charging high fees, until you need them, then charge you a cancellation fee when you leave. They never have to provide any service, and the contractors make money just for coming out. This is a... Read More

I placed two for issues that seemed to follow right behind each other after their 1st visit who knows if its the result of poorly hired contractors. Under warranty for the freezer (March), they stated ice maker dispenser was not covered (fair). Then in April freezer would not freeze anything followed by freezer/refrigerator(May) raising temp. The warranty clearly states coolant issues would be repaired or replaced. Tech never did a leak check. When contacted by the company, they stated they would send me a $100 to go toward repairs but would not have contractor repair nor would they replace side-by-side refrig. Under Tech notes, it ruled me out from getting claim fulfilled. When I... Read More
