Our Overall Rating: 4.4 / 5 (Excellent)

ServicePlus is unusual for having two pre-packaged plans that each cover a mix of systems and appliances. Optional coverage outside the standard plans is available for a wide range of home features.

The company's Platinum plan stands out for covering two heating and air condition systems, which can be helpful for homeowners of duplexes or homes where there are more than one type of heating system, e.g. baseboards in the kitchen and forced hot air elsewhere.

At a flat rate service fee of $75 per service call, the company falls in line with other warranty companies when it comes to deductibles. Customers can file claims 24/7 by telephone or online through the company's portal.

ServicePlus publishes a sample contract online and a thorough explanation of what is covered under its two plans. We recommend that potential customers thoroughly read their contract to understand coverage limits, policies on pre-existing problems with covered items, and other important issues.

ServicePlus offers two types of plans: Gold and Platinum.

Both of these have a series of optional add-ons, such as pools, spas, central vacuum, limited roof leaks, and septic systems, to name a few. Their pre-packaged plans can therefore be expanded to suit every homeowner's needs.

No home inspection is required to purchase a policy. Appliance and system coverage is guaranteed regardless of age, make, or model. However, maintenance records are required for service and the company has a pre-existing condition policy which is unusual in the industry and may limit coverage.

Claims Processing - 4.5 / 5

Even though appliance and system repairs are often unexpected, ServicePlus' flat rate $75 service fee makes budgeting for home repairs a little bit easier. Some home warranty companies work use a scale to price service calls. We appreciate the predictability the company's service fee structure provides.

DO NOT purchase coverage from Total Home Protection. I purchased a 5 year policy, paying up front total of $1965.00 and received 1 extra year "free". After 16 months of run around and denied claims, I tried to cancel the remainder of the contract. The "proration" should be $32.75/month, plus the $50.00 administration fee. No.... the proration is calculated at a non-discounted premium, with the "extra" items covered, ie Septic System,Refrigerator Ice Maker,Add'l Oven/Range/Stove,FREE Limited Roof Leak, the new monthly premium comes to $65.00+. What should be a refund of $1091.00, the actual amount is $286.00! Again... DO NOT purchase coverage from this company. They make up the... Read More

I placed a claim on Wed. Dec. 26, 2018. I was told I would receive an email with the phone # of a local electric company within 24 to 48 hours. On Friday Dec. 28 I contacted your company has I had not heard from anyone. The agent who assisted me gave me a # for a local company . When I called them they said they did not have an order from Total Home. I called your company back and was put on hold, when the agent came back on the line she informed me that the company did not have the paperwork and that I would hear from you today. I paid a lot of money for this protection plan and am not happy with the service I have received to this point.

we were talked into a home warranty plan by this company. i paid 1650 for a 5 year plus 1. good price. but we had a water heater problem just 3 months into the plan. when they finally sent a contractor out, which took a week, they told him and us that my particular water heater was not covered. i had told the guy when we bought the plan we were in a mobile home. i mentioned the only things older than 6 months was the water heater and our central heat/a/c system. well i fought with them and they finally sent me back my money that i originally paid them, i just canceled the whole thing. with what i paid, 3 months coverage that i did have should have been about 66 bucks. figure 6 years at... Total Home Protection extended warranty is a must have for every home owner. Since I purchased the warranty package, I no longer bother about my home appliances because the package covers all my repairs and maintenance. This is a good package and it has helped me to save money and time of looking for local repair shops myself. I would highly recommend this company because they are the best in what they do. Thank you.

This company is a joke! Bootlegged technicians that are not efficient or dependable. I've had the worst experiences with HVAC technicians in the South Atlanta area via this company. A total of five (5) technicians have been dispatched to my home to fix a heating issue, and to date it's still not working. The first tech took 2 weeks just to show up after several no call-no shows. When he finally showed up, Total Home's claim office was closed; therefore, the approval to install a part could not be completed. Needless to say, the approval process and installation took another week. Days later, the heat was no longer working. The 2nd tech (Turman Mechanical) schedules an apt at 8pm... Read More

I made a request for service for a tub, shower leak that started last week. They stated they have no contractors and I would have to find my own and get estimates and pay the service calls. Then they would decide if they want to reimburse for the repair. The reason I got the contract was to eliminate the stress of finding screened contractors and getting ripped off. I’m new in the area. The owner Angel was yelling at me, talking over me and so nasty. He said I’d be lucky to get a refund on my contract and hung up on me after telling me all my requests would be denied. I am no longer a customer he said but no refund or confirmation number for a refund. I feel scammed. I feel... Read More

This company is totally organized around finding ways to deny claims and keep your money without fixing anything. If you even consider them (and why would you, they're not even in the top 10), get them to email you the contract and READ EVERY WORD. You'll find all kind of "we do not cover" language in there. I have had two very straightforward claims (freezer and garbage disposal) and they denied them both. Both times the repairman who was assigned to me said they do that all the time to their customers. One was so frustrated he said they would be dropping them. Both repairmen recommended AMERICAN HOME SHIELD. I have used them in CA for 15 years and they were great. They charge $75... Read More
