Our Overall Rating: 4.4 / 5 (Excellent)

ServicePlus is unusual for having two pre-packaged plans that each cover a mix of systems and appliances. Optional coverage outside the standard plans is available for a wide range of home features.

The company's Platinum plan stands out for covering two heating and air condition systems, which can be helpful for homeowners of duplexes or homes where there are more than one type of heating system, e.g. baseboards in the kitchen and forced hot air elsewhere.

At a flat rate service fee of $75 per service call, the company falls in line with other warranty companies when it comes to deductibles. Customers can file claims 24/7 by telephone or online through the company's portal.

ServicePlus publishes a sample contract online and a thorough explanation of what is covered under its two plans. We recommend that potential customers thoroughly read their contract to understand coverage limits, policies on pre-existing problems with covered items, and other important issues.

ServicePlus offers two types of plans: Gold and Platinum.

Both of these have a series of optional add-ons, such as pools, spas, central vacuum, limited roof leaks, and septic systems, to name a few. Their pre-packaged plans can therefore be expanded to suit every homeowner's needs.

No home inspection is required to purchase a policy. Appliance and system coverage is guaranteed regardless of age, make, or model. However, maintenance records are required for service and the company has a pre-existing condition policy which is unusual in the industry and may limit coverage.

Had major AC failure in 90 degree weather and called Total Home to file a claim. Technician came out to check the units and found that a part needed replacement. The units were pretty ancient and I was only able to find the parts on ebay. Spoke to an agent, and was told that Total Home would reimburse me for purchasing the part. I was a little skeptical about this because she didn't give me a time frame and said it would be by check but I needed my AC fixed right away so I trusted her. The tech came back, installed the parts and my units were functioning like new again. Thankfully, the parts weren't expensive and my deductible isn't much. I did receive a check in the mail about 11 days... Read More

It's the super hot summertime again, and the only thing keeping me sane is my air conditioner. I worried when I bought this house about the appliances which had been there for some time prior to my purchasing the home. That's why I made sure to buy a home warranty. I've had home warranties in the past and I would always recommend them, especially the one I bought this time around. Soon after I moved in, the air conditioner began having trouble running throughout the day. Of course heat only increases as air conditioning problems do, right? I got on the phone before things got too bad and explained the problem and that I would need a repair as soon as possible. There were no worries! I... Read More

Very Dissatisfied with this company. Twice I filled a claim and twice they found a reason not to cover my claims. I will cancel my contract all they did was take my money. They also took over 5 days to send someone to look and take my money to tell total warranty enough so they can try to steal the job. If I could give them a 0 Star I would

Be very careful and know what they DO NOT cover. Our main reason for buying a home warranty was the heating system. we bought a home that is almost 30 years old with the original furnace. Knowing that furnaces usually last around 30 years we decided to get a home warranty. Well a couple months ago, we had a gas leak with the furnace so Total Home Protection sent out a technician. He fixed the leak and went over the furnace and said it was working fine. A couple weeks ago we had a chilly spell and when we went to turn the furnace on, it did not work. Called total Home Protection. they sent out a tech who said our ignitor was broken and since the furnace was so old, the part was no... Read More

I love having the peace of mind that a home warranty give me. I can create a budget with a huge swath of uncertainty taken care of. My adviser, was excellent and saved me a great deal of money as we replaced my existing home warranty for less than half the price with lower per service call fees. I was looking to keep what I had and hopefully save some cash and thanks to Mr. Wortman and THP I overachieved. (Remember with any home warranty the best circumstances is you never need it. So why should you over pay for something that you don't want to use?) Just saying.

Having a home warranty makes my life easier. Its gives me comfort knowing that if something breaks my home warranty will cover it. I'm not a fan of shopping for appliances, so I'm always eager to keep the ones I have functioning. Unfortunately, my dishwasher recently went out a few days before I was supposed to have a dinner party. I could not imagine having to do all of the dishes for 15 people by hand. I was able to have someone from Total Home's network come and repair it right in time. It was an easy fix that made a world of difference to me. The best part? I barely paid anything. I recommend this extra level of protection for everyone. My dinner party was a success!

This has to be one of the best companies when it comes to honoring everything they promise. Sad to say I have come to not expect much when I try to get places like insurance companies to fix or repair something. After my dishwasher went out I called them and the customer service was professional, they listened, and they sent someone out right away. I knew right then that I made the right choice and now I no longer have to watch endless youtube videos when trying do minor repairs around the house. As long as I have a home, I will have a Total Home warranty.

My home warranty is worth every penny. With Total Home Protection, I had several appliances repaired this year without worrying about the cost. In fact, when my air conditioner broke down this past summer, I barely even noticed! I just picked up the phone and put in my claim. Practically that same day, a service contractor came to my house and within a matter of hours I was back to enjoying a cool breeze. I also love that most appliances that cannot be repaired are replaceable. In other words, I basically got a brand-new dishwasher courtesy of my home warranty. Highly recommend.

Apparently everyone's garage door breaks down after a while. Recently, I was just right when my garage door opener suddenly stopped working. Upon calling the customer service line, I learned that repairs to my garage door openers were covered by my plan. That was a surprise! I had never thought about my garage door opener malfunctioning because it had never done it before. The company quickly scheduled someone and they came out to take a look 2 days later. That technician fixed it in just 10 minutes. He really knew what he was doing, and he explained the problem to me thoroughly, which I actually appreciated. I couldn't be more satisfied with the quality of the customer service reps and... Read More
