Our Overall Rating: 4.4 / 5 (Excellent)

ServicePlus is unusual for having two pre-packaged plans that each cover a mix of systems and appliances. Optional coverage outside the standard plans is available for a wide range of home features.

The company's Platinum plan stands out for covering two heating and air condition systems, which can be helpful for homeowners of duplexes or homes where there are more than one type of heating system, e.g. baseboards in the kitchen and forced hot air elsewhere.

At a flat rate service fee of $75 per service call, the company falls in line with other warranty companies when it comes to deductibles. Customers can file claims 24/7 by telephone or online through the company's portal.

ServicePlus publishes a sample contract online and a thorough explanation of what is covered under its two plans. We recommend that potential customers thoroughly read their contract to understand coverage limits, policies on pre-existing problems with covered items, and other important issues.

ServicePlus offers two types of plans: Gold and Platinum.

Both of these have a series of optional add-ons, such as pools, spas, central vacuum, limited roof leaks, and septic systems, to name a few. Their pre-packaged plans can therefore be expanded to suit every homeowner's needs.

No home inspection is required to purchase a policy. Appliance and system coverage is guaranteed regardless of age, make, or model. However, maintenance records are required for service and the company has a pre-existing condition policy which is unusual in the industry and may limit coverage.

Claims Processing - 4.5 / 5

Even though appliance and system repairs are often unexpected, ServicePlus' flat rate $75 service fee makes budgeting for home repairs a little bit easier. Some home warranty companies work use a scale to price service calls. We appreciate the predictability the company's service fee structure provides.

I purchased a home warranty from Total Home and boy am I glad I did. The roof on my house has a leak that I didn't know about for a long time. When I finally caught it one day during a heavy downpour, I called Total Home Protection right away to see if it was covered. The girl on the phone urged me to file a claim immediately and schedule someone to come by. She warned that if my roof leak caused any secondary damage, that would not be covered in my plan. I did exactly what she instructed, and luckily I was able to have that minor leak fixed before it caused any damage. I really appreciate the transparency, and honesty she exhibited. I know if I had waited and allowed the leak to cause... Read More

I guess we will see..... I purchased a beautiful home in March, 2018. Prior to the purchase, I purchased the best THP plan I could purchase and I purchased a 5 year plan which reduced my annual charges and gave me an additional one year for free. The total cost was about $17-1800. The agreement from "TIM" and follow up reinteration from "KEVIN" and from "RITA" is that no matter what has to be done to a covered appliance, repair, parts, labor and/or replacement, my ONLY charge is the $45 call out fee. All other expenses are covered 100 percent for payment. I hired a certifed home inspection company to inspect the home prior to purchase and there were no issues with structure,... Read More

Rating should be a negative number. Do yourself a favor and stay away from this company. They will find any excuse to deny any claim over a few hundred dollars. Example: My Samsung refrigerator would not hold temp and ice maker freezing up constantly. They denied the claim saying it was a manufacturers defect and therefore they are not responsible. On another occasion one of my a/c units was not working properly and would run then freeze. The service tech they sent to the house reported back that the system was working properly so no claim. I had 2 other independent techs report that the system was failing and not holding freon. System needs replacement. In both cases my... Read More

The Total Home Protection Home Warranty is absolutely not trustworthy. I had two claims in my rental property but, they never paid me. They always tried to say something else or make up an excuse to refuse the payment. Please check yelp.com to see more details about this company. I highly do not recommend it.

I wasn't convinced if investing in a home warranty was right for me and my family, but on one of the hottest days in Ohio, I came home from the grocery store and found that I was the proud owner of a hot house. Something had gone one with the ventilation system, and after having to pay that astronomical bill for repairs from a local contractor, I knew that I should invest in a home warranty for next time. Within hours of getting my ventilation system fixed, I vowed that this would never happen again. I purchased a home warranty that day from Total Home Protection. Within 2 months, my ventilation system was malfunctioning again, and this time, I did not have to scramble to find a local... Read More

Total Home Protection offers a really great warranty that has extensive coverage. A home warranty is a really great opportunity for homeowners like myself to keep their home up to par. I have used my warranty to do minor plumbing work, and recently, to fix garbage disposal. It kept running all night and day despite it not being in use. I was afraid that one of my kids would get hurt by it, and the sound was driving me crazy. Total Home sent out an awesome contractor who was able to fix it in literally minutes. I'm very grateful for being able to afford having my plumbing issues fixed and my garage disposal. Both of these could've caused much, more damage to my home if I'd have left it... Read More

This is one BS company, short of a ripoff. I have had services with other companies and this one is by far the worse. My dishwasher stopped working and was making a noise. I had signed up with the company 1-1/2 prior to my dishwasher failing. Those assholes denied my claim. Telling me it was a prexisting problem which it wasn’t and they don’t service noises. WTH!!!. I was shopping around for a new Home Warranty and got roped into this sorry A$$ company. The agent was so persistent and kept lowering the monthly charge, so I went with them. Never again will I let anyone bagger me into a deal of any kind when I am not comfortable. I had never heard of the BS company, but was willing to give... Read More

We just got married and bought our first house! We were worried about the stress of being homeowners and worried about the house ever needing repairs or emergency fixes, but with this home warranty we are able to relax and enjoy married life. It covers things like plumbing and electrical problems. It also covers things like the ice machine in our fridge, which tends to malfunction every time we have a BBQ. It’s super easy to work with Total Home. They are accessible and easy to reach. We are so happy with our choice for a home warranty and can’t wait for many more years in our new home!

I previously had a home warranty with First American Home Warranty. So after it expired I started shopping around and I purchased a Home Warranty Plan on 3/23/2018 from Total Home Protection due to the cheaper price. I purchased the Platinum Plan. I received my contract on May 4, 2018 after my 30 day waiting period. On May 12, 2018 I submitted a claim that my A/C wasn't cooling like it used to do. The tech did not arrive until May 25, 2018. 17 days after opening my claim! He came in put his hand on the refrigerant line and said it was low on refrigerant. He did not attach any hoses or gauges to my system. Later that evening I spoke with a rep from Total Home Warranty. I was told my claim... Read More
