Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I purchased hoe warranty with them. They charged me more than cost price. During service call they asked me to pay the service call plus Freon price less $10. I cancelled service order. They cancelled my contract. I am unable to locate check they sent. I have called them four times regarding this. Each time it is 4 minutes to an hour. I am still on my fifth call trying to resolve this. This is true account. Buyer beware. I am yet to get my money back. They charged me for processing fee as well. Horrible, horrible company

The consumer Advocates rating is fraudulent! There is no way in God's name that American Home Shield has a 9.8 rating and a 10/10 for reputation! They are one of the worst home warranty companies doing buisness today. If you can call it that. They take your money and NEVER pay for a thing. As an attorney, I understand contracts. I have thoroughly read each and every word of American Home Shield's warranty. Yet, they would do everything they could to deny every claim. A couple of employees verified this on the phone. They went as far to say how much they hated their jobs and didn't care if they were fired. They just wanted customers to know what was really happening. Just like health... Read More

This company is a joke. My A/C unit has been out since Friday 8/27/2018, they were to rush the work order today is Wed and still nothing. I have a leak in the A/C unit which destroyed by mother board and motor they will not cover due to leaking. Why have them if they are not going to fix it. They sure know how to take your money every month and not repair anything.

After requesting service for my A/C breakdown on 5/16/18, the contractor assigned to me went unresponsive to my calls for repair for 8 days. I then found another contractor that completed the repair, and sent an invoice to AHS (dba HSA) for the repair. They then began sending notices in the mail stating that my claim would not be covered due to a "pre-existing condition." My blower motor did NOT breakdown due to a pre-existing condition. It has worked perfectly for over 5 months since the day we moved in, evidenced by its performance in both heating and cooling up until the day of breakdown. My entire HVAC system has not had any malfunctions whatsoever prior to the motor breakdown on... Read More

Please do not use American Home Shield for you warranty issues, customer service is the worst! Phone calls are a joke, every time I have called the reps have been from the Middle East there communication is impossible they have no idea what our needs are in the United States. One rep noted on my work order that I had a leak in my water closet!!! Really and when I called to add that the 2nd toilet be checked no one could send me a confirmation that the addition was made, although they send you a confirmation for initial call but are unable to do it for add on. They all act like the are trying to help but they lie and then disconnect you and do not call you back even though your phone... Read More

My air conditioning line was stopped up. Not realizing that the drain lines were not covered, I requested service. After paying $100 fee, the tech attempted to clean out the line, but only half did the job. Still dripped where it was not supposed to, so had to pay another $125 for a real air conditioning repair company to come out and really fix the problem. You should have told me when I requested service that it wasn’t covered. Will not be re-signing.

Stay away from Home Warranty America! They steal people's money the legal way. I had a plumbing problem in 2016 and they sent me someone to resolve the issue. At that time, I had coverage only for inside, not for outside. The person who came did not put a camera to see if the pipes were clogged. He just used the snake to open the pipes and then he left. We did not have any issue for a year, but the problem started to come back in 2017, but it was not as bad as it was in 2016. I called them again to ask them if we are covered if the toilet floods and ruins our wood floor in the hallway and they said told us that we are not covered. Then the ordeal started between me and the company...When I... Read More

They were a company until they got too big and changed the prices. Say you purchased the package for $43.00 so the you pay the service fee for a breakdown which where I lived is around $65.00 service call then you pay Home shields $60.00 for them for calling service company. Then they fixed my A/C unit and it cost me another $480.00 for freon, that is bad. That is why I am dropping the coverage.
