Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I have just purchased a new home and, along with it, a warranty through American Home Shield. I've been on the telephone for HOURS waiting to speak with a live person as water has dripped through the ceiling of my hallway in several places, ruining the paint and drywall, and potentially carrying mold and bacteria. The service request I completed online resulted in a contractor determining that they could not repair the problem immediately as AHS requires a contractor to submit a bid, which must be APPROVED, prior to the completion of any work on the home. Therefore, it would take at least an additional day or two of water leaking into my hallway in order to use our policy as AHS gathered... Read More

This is my 2nd home warranty company. I had them for a year and only had to file two claims. 1st was due to a pipe that was leaking in my walls. Noticed it on a Saturday and I called it in and tried to get emergency work order but to no avail. Wasn't able to get a contractor out until that Tuesday to stop the leak. So the fact that I couldn't get service over the weekend was somewhat alarming however I ran into similar issues with my previous warranty company so I chalked it as a loss. Contractor they sent did provide good service and stopped the leak. Had to cut into my drywall, so AHS sent out a different contractor a few days later to repair the drywall at no additional service charge... Read More

We needed to have a new AC Unit installed. It took a little back and forth to get the job to a contractor, but it was in the middle of the summer and I understand all AC people are busy then. Our unit was original to the house (35+ years) and initially the contractor came and recharged the unit (so we would at least have some improvement) and then let us know it needed replacing. He got in touch with AHS and arranged everything - from permits to arranging the crane to get it up to the roof and the company to come out and do the duct testing when it was done. Our warranty covered a good portion (about 2/3) of the total cost. Contractor was excellent.

I have been without A/C (which is covered by my plan) for seven days now in 93 degree heat each day. The hold time is more than one-hour to talk to someone to find out they closed/completed my order when in fact I paid by service call fee and they never did the work. When I explained to the woman on the phone I work out of my office (I own a social media marketing agency) she said, "Oh, I understand, I do a little bit of that on the side." Are you kidding - this is my full-time job to pay my bills? Then when she told me she had no order to look, she then told me, "Have a wonderful day." Are you also kidding - I still have no A/C, paid for a service call, and she couldn't have cared less... Read More

Been trying to get an electrical issuse fixed since FEB 2017, here it is AUG 2017. Waited for the Service Company to call me , they never did so called them and guess what, they no longer do business with AHS...So I called AHS and guess what, was told the system was down and need to call back to get someone with a working system because it was just the persons system I was connected to. So I called back and was told over 30 minute wait time. When to website and NO chat and NO email listed to contact...sometimes it is listed and other times it is not...I have emailed them several times past few months. NO response. I have other issuse and usually AHS is very fast in response, this time not... Read More

Update (I have several other post dating back to June 9) - I finally got my ac repaired. YAY. It took me several days and lots of prayer about this update. I genuinely haggled over what rating to give AHS. Although I have improved my rating I had to be honest about my feelings and upgrade them to a average rating. Had I been rating the AHS rep (Mr. Benson) that finally helped me after two years of this battle...it would be an 5 star rating. If it were the company (Family Mechanical) that eventually repaired my ac it would be a 5 star. Both treated me with respect, were very responsive, appeared to be honest and forthright about what was going, and eventually got our air conditioner... Read More

I have had AHS home warranty for 14 years. I am into their insurance for a lot of money or I would have dropped them. They changed their coverage from my initial policy ,yet continue to raise their rates. (as an example , AHS was paying for any freon for my A/C now they only pay the first pound and I have to pay for any additional amount above that first pound). I have called them almost yearly to replace my freon yet none of the technicians they send find and repair the leak. I did find out this year that unless you call for the exact same issue 3 times within a specified timeframe they do not do a thorough/extensive exam to find the leak. AHS television advertising is false,... Read More

I had AHS for years and used them very sparingly. So recently I scheduled a service all on their website. I had the problem fixed and attempted to cancel the call on the site but they don't have an option for that. So I contacted the contractor and canceled through them. They notified AHS and they still deducted the $75 service fee from my account. I contacted them and they told me they didn't see where they my account had been debited. I told them my account shows they took the money and their website shows they took the money. After about 10 minutes of they lady on the phone trying to play word games with me I canceled the contract. I've had AHS for more than 5 years and they... Read More

Horrible company! They sent out a plumber who installed my sink wrong and my toilet was still leaking. Then they wanted to try and tell me that on top of the 75.00 I had to spend on the service fee I owed them 30.00 more because the plumbers fees were over what they pay for. Then they refused to pay to fix our air conditioner. Save yourself time and a headache and cash out your policy now!!
