Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Incredibly disappointing. This is a review of the initial phase of the service request (reporting it, contractor assignment and scheduling only- the contractor has not yet inspected the unit nor have we finalized the service request). So far, very poor service on AHS part and the contractor (mosty AHS). On Friday 6/16/17, I tried to file a service request online and my account info could not be located. I called AHS and after holding 30 mins I spoke with someone who updated all the account information (phone number was wrong area code and the city wasn't even a valid city) said 'a recent policy change' occurred and now the service fee is due prior to the contractor coming out. I had... Read More

I do not recommend AHS and I was a customer for 7 years. I had the best home warranty plan on paper but when I had an issue there was always a loop hole why something wasn't covered. My A/C went out on a Friday and I told AHS it was too hot for a Monday or Tuesday service call. They sent Comfort Specialists to my home on Saturday and the A/C guy replaced the capacitor; two hours later my home was still 81 degrees. I called CS back to inform them the A/C was not cooling so they tried to say it was my motor and the A/C was clogged with cotton wood and debre which was not true. The motor was running inside and outside before they came and it was still running after they left. I had... Read More

This company may at one time been a credible warranty company but if my experience is any indicator of performance they should go out of business. I had a ceiling fan that needed repairs they sent a contractor who left their employ that same day and did not place the order for the part that needed replacing. I waited 10 working days and called the contractor about the part. They had to order it and another 10 days passed. They called asking if Wednesday would be okay for the service call and I said fine. They never showed for the call. I called them and they said no, no it was Thursday. I get a call from the contractor Thursday morning saying their driver was at the gate to our community... I have had my home service warranty with AHS for many years. There has been quite a few times I have needed to use this and AHS has been great to work with and sends out vendors that are knowledgeable. I am happy with the service I have received.

Terrible! I'll just copy and paste the email that I sent to them that was never replied to. I called on Friday to get a resolution to an issue and received poor customer service. I had to call 4 times on 2 different days just to get a resolution. It has been resolved since then thanks to Brittany and I greatly appreciate her customer service. On Friday I called and spoke with Justice. I told her that I just had my dishwasher serviced and paid the $75 service fee even though I received an email from Dispatch saying that there was no service fee. She chatted with a supervisor and said there must have been a computer glitch causing me to receive that email because there is always a... Read More

We recently had our A/C worked on and it was frustrating to find AHS only covered $10 per pound of coolant -- it has been $70 or over per pound for many years so this is inadequate coverage ....In all, we had $1300 in additional costs...I thought replacement value meant just that.....we found out it didn't cover all the costs.....We have had our policy for years and have been pleased but this was an unpleasant surprise...

Great customer service and quick response time. I was only in my new home a few days when one of the central a/c units went out. I contacted AHS and within 24 hours, a repair company was at my home making the repair. The peace of mind that comes with these plans is well worth the cost!

So far I've had good luck with them repairing anything I've called about without issue. My biggest complaint is calling in. It takes forever if you call in your payment, or call in service. They are usually decent once you get to talk to someone, but the wait is awe-full. The are Bad about sending a CRAPPY company that cant fix it first, so do expect to have 2 or more companies come to fix your appliances. But usually by the 2nd or 3rd company you get someone friendly and personal that fixes it right. I've looked at reviews, coverage, and price of other "home warranty" companies, and it is about par for what I've seen. As long as they don't go up in price, I can see myself with them for a...
