Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

terrible service that doesn't listen to your concerns and what's needed. Terrible customer service reps. You have to go higher than them to get someone that actually cares.

I had American Home Shield for a couple of years and then one day my double oven died. This thing was so old there were no parts available for it as it had been discontinued decades ago. Instead of replacing it or giving us credit toward buying a new one these dirt-bags sent a repairman to our home and disassembled the oven and took the broken part out and sent it out to be repaired! We were without an oven for 6 weeks! Read the fine print - you think you are getting something great - you are not - you are better off setting the money aside and using it to subsidize whatever you need to - repair replace on your own.

I have USED American Home Shield for at least ten years. Sometimes they are fast and sometimes they are very slow, but most of the time the work is good. A few bad contractors have had to have their work redone after my complaining (at no charge). However, up until years after the cancellation of R22, I never had to pay partial price for the Freon. This I have found to be ridiculous, We had an original agreement, and AHS changed that. That agreement was inflation and price gouging protected or so I thought. I will be looking for another company in the future.

I have a two car garage( my two cars are currently stuck in the garage) that has wood paneling and the spring is broken. The garage is too heavy for 3 big men to lift and it is the Friday before Christmas Eve. The recommended vendor is unable to service the garage door until Tuesday, December 27. After a frustrating looped call and chat the conclusion is I am out of luck in getting in the garage fixed until 12/27 because AHS does not have another vendor that services this area. I do not live in a remote area and this is unacceptable. A large company in Austin only has one vendor in the Barton Creek Area! Seriously! Beware! They do not deserve to be rated.

We have had the repair company out 6 times for the same problem. American Home Shield refuses to do anything about the lemon product other then collect the $125 for a service call.

I have been trying to get 2 bathroom sinks repaired for the past 25 days. AHS first told me I didn't have the extra fixture coverage, then recanted that they made a mistake and I had coverage. They then scheduled a plumber (only 1 in the entire region), who made 4 appointments with me and never showed for either. I've called AHS at least 10 times in the past 25 days, and have spent hours on the phone. I have another appointment w/the plumber tomorrow between 12 and 1 pm. Possibly this time I'll get it fixed. I offered to AHS to have them pay for the parts (which is all they're paying the plumber anyway) and let me pay someone to fix it on my own. They said they "can't do that". So I'm... Read More

Great unless you have more than one thing go out at once or they have decided they are losing money on you...and I promise, American Home Shield will not lose money on you for long. They will create barriers for any other fix. I have been without a stove or HVAC on the coldest day of the year because it's taken 3 days to get a claim in..only to find out they say we owe $100 that was already collected. $50/mo plus $100 service fee x 12 months..not worth it..the numbers don't add up...they should pay you for the hours of aggravation of trying to get through to someone...save yourself a lot of frustration..just call a repair man.

I'm curious if anyone has noticed that all of the 5-star reviews are incredibly (purposefully?) vague, and that the "people" writing them all have their names in CAPS ONLY. Makes me incredibly leery of the positive reviews, I'd be curious if they would have a user base at all if they didn't pay for positive reviews.

They were horrible. We had some plumbing issues and the repair person they sent left the first day and said he was going to try to get AHS to pay for camera scope. Came back next day and said they wouldn't cover it. We paid out of pocket for it, he did some work. Couple days later same problem occurred. Had to come out total of 4 times and we had to pay the service fee each time. When j called to request different repair company I wasn't allowed to switch. Another thing is read the fine print. Ours covered Furnance repair but didn't cover removal of parts, duct work, etc.

I am currently an American Home Shield customer, but I want to warn others before going with this company. They are very quick to charge you the monthly fees, but they are not at all responsive when you try to file a claim. On average, I have waited about 45 minutes to speak with a customer service representative, with 1.5 hours my longest wait time, and 26 minutes my shortest wait time. When you do finally speak to a representative, they are very quick to end the call and pass you off to their vendor of choice to fix the problem. Normally I would be happy to work with the vendor so that I can get my appliance fixed (in may case, a freezer that won't freeze). However, the vendor they... Read More
