Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

As a realtor, I referred dozens of clients to American Home Shield when they purchased or sold their home. It wasn't until purchasing a home warranty through them myself that I realized NOTHING will be covered. A/C repair - Not covered, Heater - Not covered, Hot water heater - Not covered. I feel like I unknowing participated in a SCAM on my clients. Please don't pay extra to cover pre-existing conditions... It is only for unknown pre-existing conditions and the fact that you are requesting a repair - makes it now a "known" condition and uninsurable. Will never refer them to anyone again and if anyone has a class action lawsuit - I would love to participate - contact me!

AHS contractor in Palm Beach County is AZ Remodeling. They are totally incompetent, rude and unreliable. Their technicians are untrained and don't know what they are doing. Beware of AHS and AZ Remodeling!

I had American Home Shield for a couple of years. If they are the best the home warranty business has to offer, that business is in a sad state, if you ask me! First thing that bugged me was the level of contractors they provided. Far from the best. I had a couple of leaks inside the walls of my home, the plumbers came soon enough, and in one of the cases they fixed it the first time. But what really bugged me about the plumbers was that they would talk to each other (in my presence) in their native language (I think it was Russian or some eastern European language)....I'm not sure why, but for some reason that rather bugs me. I feel like they're trying to get away with something.... Read More

I had numerous issues with them not covering items listed for reasons like leak in evaporator not covered because of rust ,appliance not maintained, tub faucet not covered even though in their contract plumbing leaks like kitchen and bathroom covered and even after i tried to resolve the matter with their arbitration I did not even get a reply

I called them out to our townhouse. They sent 6 technicians from 4 different companies. All of them said, "well it is summer you are expected to pay a higher electric bill with AC" I lived in the town house 5 years this was our 5th summer, the most my electric ran was $200. It was up to almost $500. I called a friend AC guy and he found the problem and fixed it with a part costing $19 and about an hour and half in labor. We paid it out of pocket on top of paying the service fee to AHS and our monthly dues to them. It took 2 months. Our electric bill dropped to $185 the next month. So much for fast and fix it moto.

The most recent repair was the fix a leaking toilet - the call was made late in a Friday afternoon, needless to say the last thing anyone wants or needs is a toilet leaking over the entire weekend. The AHS rep was helpful enough to all the vendor with me on the line, and the vendor (who could not come out that same day) guided me on how to turn the water off (I've never done anything like this before) so as to prevent any further damage over the weekend. The vendor promptly showed up first thing Monday morning and replaced a faulty hose - problem solved!

We had work done on our AC. The tech was on time and the tracker HS provides is really helpful. The young man was very knowledgeable and answered all my questions. Because he needed to order a part he made an appt. to come back the next day and he did right on time as he promised. He also gave me his cell number in case I needed to contact him. Great job have had no problems since!

American Home Shield Warranty has the BEST Service in the world!!!??? That is if you want… to wait over two months for your repairs… be place on hold every time you call… be placed on hold every time you are transferred… spend over 1 hour on hold… send over 2 ½ hours on the phone and get nothing resolved… never get a phone call on the status repairs… And all of the above is documented!!!

I have had AHS for several years and all they do is get worse and worse each year. This will be my last year with them. My dishwasher broke over a month ago. The first company they dispatched could not be here for a week so they dispatched another company. I looked the company up online and Yelp and Facebook had the worst reviews I have ever seen, things like if I could give them minus 5 stars I would. I begged AHS to send someone else, spent endless hours on the phone only to have they say that I had to use them. Long story short after four weeks I still do not have a fixed dishwasher. Two visits this week and still leaks. The people they send out look like they picked them up at a soup... Read More
