Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Absolutely untrustworthy. Terrible customer service. Very uncooperative. Do not deal with this company. Their providers complain about the pay they receive from this company. I have called more than a dozen times in the past six months to resolve a problem. I am not happy.

They will never replace anything! My a/c had a leak they would not authorize a leak check to get it repaired so the ac company would come and add refrigerent at MY expense $100 a lb. They don't cover refrigerent. They get the worst contractors they can find, I waiited 2 weeks one time to have my heat repaired. Then they wouldn't renew my policy thank god, because I used it too much!

Do not waste your time with this company. We have brown rusty water coming from our 20 year old hot water heater and this company has refused to replace it. We have spent hours on the phone trying to get this matter resolved. Although not only there technician and one we hired on our own have told them it needs to be replaced immediately. There hold times are outrageously long. We never can speak to the right person. This company is a complete waste of your money. They will straight out lie to you time and time again. When we called our attorney and told him what was happening he was so angry about there practices that he told us he will file suit on our behalf for free. NO COST AT ALL.... Read More

I had an issue which I wasn't sure if it was electrical, plumbing or what. I put in a request for service and had to wait a day for service (meanwhile can't use toilets or water, etc) I also started a chat and explained that I had sewage backup in my shower so time was important. The service contractor who came out was not able to fix the problem, had to wait another 24 hours to be contacted. Found out not covered so I wasted 2-3 days and $75 and problem still not fixed. The person I talked to on the phone had zero sympathy for my situation. Boo on you American Home Shiled

December 16, 2016 I’m looking for a home warranty company to replace American Home Shield. I’ve been without a washing machine since I submitted a service request on November 26th. Their excuse is that they can’t find parts. Surely, in the USA there are parts available for a Whirlpool washer. I feel sure they’re shopping (slowly) for the lowest price, and don’t want to replace the machine.

Please call me immediately. I have called ten times in 12hrs to check on the status of an expedited order on my furnace. It is 25F outside and the furnace has been out all night and day. My 2 kids are freezing. Even after making this an expedited service, neither AHS nor the contractor, Temp-a-cure Inc, has called me. This is the second time you have done this. Pathetic customer service. No respect for your jobs and your responsibility. I've been paying a monthly fee for ten years and when I have an emergency you fail to do your one simple job. Twice! Useless service. My account number is RN#179655772. Call me and rectify the situation.

12/12/16 I submitted an online service request for a GE washing machine, leaking water from the bottom. Tech arrives 12/15/16, performs his diagnoses and tells me the transmission is no good and he's gonna have to order two parts. I asked if AHS informed him of the issue before coming out? He shows me the service repair request that stated "NOT WORKING". Now, I have to wait another week for parts and an appt. I've had AHS for years, maybe used them three times and I have experienced the same problem each time. Having to wait additional week/weeks for the part and actual repair to be performed. It is without a doubt unfair to the customer. We have to pay that service fee, spend $$ for food,... Read More

The company scheduled the repair for the next day, very fast. The contractor was very clean and friendly. I had a great deal of confidence in him. He found the problem and said he needed to get parts. I thought, "Yea, right. I'll never see this guy again". I was wrong. He was back in timely fashion with a exactly the right parts and repaired the problem in no time. He made it look easy. As he was leaving, he noticed a small leak on a faucet next to the house and offered to fix it. All it needed was an adjustment. Now, THAT's service!

AHS sent an AC company to repair the duct work which created condensation through the ceiling. It took 4 visits and the company left a mess and broke the access panel framing. I took pictures and sent them to AHS and the AC company. It's been over three months with no response after I attempted to follow up four times. AHS has no customer service and the companies they send out must be lowest bidder. I had a similar experience when they sent a pool repair man to fix the leaking pool pump. They didn't do it right the first time and it leaked again, this time flooding my back porch and we had to rip out the carpet, but that's not covered. "it's considered secondary damage" AHS. Now it... Read More
