Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

When we bought our new home we were delighted to learn that it came with a home warranty on all major appliances. Wow, were we naive. Shortly after moving in our refrigerator died. We quickly called American Home Shield (AHS) to see what could be done. They informed us that they would send a tech out to see if it could be repaired. The tech came out and told us the fridge needed a new compressor and dryer. He stated that he would forward his findings to AHS. Within 24-48 hours someone from AHS called us and told us that the tech stated that due to 3rd party tampering the fridge could not be covered under the warranty, no repairs would be done, goodbye. I called the contracted... Read More

Do not waste your money buying AHS warranty. Purchased an older home 6 month ago and part of the sales was that previous owners provide a home warranty to cover any problems that may happen the first year. Well Water heater problem called in for service, tech arrives on time, checks water heater and in 30 seconds tell me its not cover (because of no maintenance ever? I guess he has a crystal ball and can see that it has never been serviced, well I owned the home for only 6 month) willing to sell me new unit a brand that I never heard with only 1/3 less warranty than the one I have for a bunch of money. That same day spoke to AHS they tell me SOL I told tell them the idea of buying... Read More

My hot water heater went out and I called AHS to fix it. They referred a company that said they could come out in 4 days. I said I need hot water and I can't wait for 4 days. They said to call AHS and ask for priority service. I did call AHS and they said that it's fine that I wait 4 days for hot water and that they will not make it priority service. I'm looking for a new company right now to change to.

Horrible Horrible Customer Service! I have been waiting for two months for our microwave to be repaired. I was told the parts have been ordered 3 times. Three times the parts have not been delivered. Technician scheduled an appointment to repair microwave but was a no call no show for the whole day. When I called AHS I was told they would reorder the parts. When speaking to the Client Relations department I was yelled at by Temka Agent #5084084. When I asked her to transfer me to her supervisor she hung up the phone.

I have been trying since 12/23 to get my stove fixed. I paid my deductible the first time the technician came to look at the problem. I then received a bill in the mail for the deductible with a message that they were going to send me to collections. I had to prove that I had already paid the deductible. Fortunately I have good bank records. Now on 1/30 I still do not have my stove fixed. It has been scheduled twice for the technician to replace parts in my stove. I have explained to their dispatcher that I work until 3pm daily and the repair has to take place after that time. Both times I have had this repair scheduled I had a note on my door to reschudle because the tech arrived... Read More

We have owned our home for 3 years now and I have submitted 3 claims and here's how AHS has responded. 1) Our boiler went out and we had no heat or hot water for 3 days durning the holidays which the temp was about 8 outside and about 30 in our home. It was a nightmare trying to deal with them. At the end AHS only covered 1500.00 of a 4000.00 bill! 2) Our grinder went out while on vacation and of course the did not cover it because the grinder pumps sewage to the street therefore no covered that was a 2500.00 bill. 3) Our water heater went out and because it is connected to our boiler the max they will cover is the 1500.00 of the 4100.00 bill. So with 3 years and 3 claims we have had... Read More

I have called them twice in a few months. Each time it took them 3 days to get here. I had a garbage disposal problem and I called them gave them the brand name and told them it was a 1/2 horse power unit. The repairman arrived brought a non name brand 1/3 horse power unit. I notified them on Sunday and today they notified us that they would not be able to get here till Wed. To me that is not what I am paying for. I have been an AHS customer for over 15 years and the service just keeps going down.

Have had American Homeshield on many properties for several years. And up until now have been satisfied. As of today we have been put of a refrigerator for 23 days, with no end in sight. Communication has been very poor. Especially comparing from previous experiences. Promises were made, and not kept. Calls not returned. Service has definitely gone downhill over the last few years.
