ServicePlus is unusual for having two pre-packaged plans that each cover a mix of systems and appliances. Optional coverage outside the standard plans is available for a wide range of home features.

The company's Platinum plan stands out for covering two heating and air condition systems, which can be helpful for homeowners of duplexes or homes where there are more than one type of heating system, e.g. baseboards in the kitchen and forced hot air elsewhere.

At a flat rate service fee of $75 per service call, the company falls in line with other warranty companies when it comes to deductibles. Customers can file claims 24/7 by telephone or online through the company's portal.

ServicePlus offers two types of plans: Gold and Platinum.

Both of these have a series of optional add-ons, such as pools, spas, central vacuum, limited roof leaks, and septic systems, to name a few. Their pre-packaged plans can therefore be expanded to suit every homeowner's needs.

No home inspection is required to purchase a policy. Appliance and system coverage is guaranteed regardless of age, make, or model. However, maintenance records are required for service and the company has a pre-existing condition policy which is unusual in the industry and may limit coverage.

For a single-family home in a small midwestern city, ServicePlus' Gold Plan premium is $569. The company's Platinum plan for the same home runs $649. An annual contract is required for both plans and premiums must be paid on an annual basis.

ServicePlus does not require a home inspection. Coverage starts 30 days after you sign your contract. The company has a 30-day cancellation policy in place.

Cancellation Policy

You may cancel this Agreement within the first thirty (30) days of the order date for a full refund of the paid contract fees, less any service costs incurred by us.

If this Agreement is canceled after thirty (30) days, you shall be entitled to a pro rata refund of the paid contract fee for the unexpired term, less a $50 administrative fee and any service costs incurred by us.

If we have provided services and the amount of the service costs incurred by us is greater than the contract fees paid, then no refund will be due to you.

DO NOT BUY Total Home Protection (THP). I filed a claim for dryer not working. The tech came and saw it, he said he knows what the problem is and said he will talk to the company. I got a call from THP saying the claim cannot be fulfilled since there were toys int he dryer. What the tech ment toys was the wool dryer balls which I use in the dryer. If the tech and the THP claims assessor cannot figure out from the pictures that the toy is the wool dryer (which are similar to bounty sheets), then I am not sure what licensed people are THP hiring. Worst experience with a home warranty plan ever, and I've had 3! - Total Home Protection has fine print excluding normal plumbing, A/C and electrical items that are covered in other plans I've had at similar costs. - You have to do most of the work to get the contractor out to your home - The contractors they use are low tier, dishonest, and will try to talk you out of fixing the issue because they don't think it's worth their time - Even with their highest coverage Platinum plan I have been disappointed and feel like I wasted my money. - DO YOUR SELF A FAVOR AND FIND A DIFFERENT HOME WARRANTY PLAN!!! THIS IS THE WORST ONE EVER!!!

i made a claim on 1/20/2020 for a problem with the digital readout on my refrigerator. The sent a repair specialist that knew less than i did to diagnose. They later told me that they would not do repairs and offered me cash settlement that i never received. I made several calls and always get some excuse as to why i have not received the check. I would not reccomend this company and think they should reported to the better business bureau.

I have been a customer of Total Protect for 7 years, meaning I have paid them a total of more than $4,500 for coverage over the years. But they do not repay that loyalty in kind. When I had a built-in microwave go out, they decided to replace it. They offered me a model with white trim, but the one I have is stainless steel. After several phone calls, they refused to give me anything other than what they were offering, even when I said I'd pay any difference to "upgrade" it. So in the end, I had to take a check for $195 rather than the replacement I can't use, and after paying the $125 deductible, it leaves me $70 to go buy a $210 replacement that I have to then pay to have someone... I have a dryer that is not repairable per total home protection. They were to issue a check to help pay for another company to repair the issue. That had been two months. They had internal issues to pay out checks. Yet they didn't let me know about the check problem. They last said the check will be mailed the end of this week.

Total Home Protection is the worst home protection agency in my 72 years. They have certain repair companies that work for the good of the company. They find anyway possible to turn down your claim after you pay the $45 copay. Please be careful with this company. There are much better companies out there.

They will leave you stranded and take your money and offer excuses on why they won"t replace the covered appliances and deny everything so you'll be out money you paid for this service. Stay clear of this company as they will rip you off and not even think twice about it

The consumer placed a claim for a clothes washer on 10/14/2019 stating the unit was not agitating and/or spinning. The vendor reported there was a defective tub assembly and flange shaft. Due to the age of the unit and any potential additional failures, it was determined to provide $150.00 in funds towards the purchase of a new unit as per the policy on 11/6/2019. Checks are sent within 45-60 days VII. GENERAL LIMITATIONS OF LIABILITY V. We reserve the right to offer cash back in lieu of repair or replacement in the amount of our actual cost, which at times may be less than retail, to repair or replace any covered system, component or appliance. In the event a covered system or appliance is deemed irreparable or it is not cost effective to repair, we may replace the system or appliance with a system or appliance of like capacity, the price of which shall not exceed the depreciated value of the system or appliance being replaced. THP is not responsible for installation. The cash settlement shall be in an amount not to exceed the depreciated value of the component, system, or appliance being replaced. In the event you elect to use the cash back funds to repair rather than replace your system or appliance, said system or appliance will no longer be covered by THP. Total Home Protection replaced my AC unit after it broke down last summer, just as the temperatures were getting in the silly zones. They did it fast and I only had to pay my deductible. They sent a good technician that understood quickly this was a main pump issue and it needed replacing. Everything was done in under 3 days and I even got a warranty for the part installed. This is an excellent company.

The entire buying experience from beginning to end has been a joy. First off, I like how they didn't spam our emails or phones after requesting a quest. They did reach out at a civilized time and only sent me the information I requested. After a couple of days, giving me time to read the material they sent, I got another call, again at a normal working hour and offered to fill in the gaps the documents might have been missing.
