ServicePlus offers two types of plans: Gold and Platinum.

Both of these have a series of optional add-ons, such as pools, spas, central vacuum, limited roof leaks, and septic systems, to name a few. Their pre-packaged plans can therefore be expanded to suit every homeowner's needs.

No home inspection is required to purchase a policy. Appliance and system coverage is guaranteed regardless of age, make, or model. However, maintenance records are required for service and the company has a pre-existing condition policy which is unusual in the industry and may limit coverage.

For a single-family home in a small midwestern city, ServicePlus' Gold Plan premium is $569. The company's Platinum plan for the same home runs $649. An annual contract is required for both plans and premiums must be paid on an annual basis.

Cancellation Policy

You may cancel this Agreement within the first thirty (30) days of the order date for a full refund of the paid contract fees, less any service costs incurred by us.

If this Agreement is canceled after thirty (30) days, you shall be entitled to a pro rata refund of the paid contract fee for the unexpired term, less a $50 administrative fee and any service costs incurred by us.

If we have provided services and the amount of the service costs incurred by us is greater than the contract fees paid, then no refund will be due to you.

OMG - BE VERY CAUTIOUS..... FOUR months ago this fraudulent company agreed to pay a claim and asserted check would be sent within 6 weeks. in mean time, we could not cancel our policy because they would not pay unless the policy was active. here we are, 4 months later, multiple call and the check is still not cut and on an expedited list AND they keep charging so the actual value of the payout continues to go down. This is a shell game and warn ANYONE thinking of working with these folks head the warning... Good luck to anyone that decides otherwise.

Understandably there are two sides to every story and always look for a fair resolution between all parties. Due to an internal system issue, there was a delay in the check being sent. The check was mailed 2/18/2020. We apologize for any inconvenience this may have caused. The consumer then cancelled their membership per the below section of the policy; XII. CANCELLATION C. Mutual agreement of us and you. If this Agreement is canceled after thirty (30) days, you shall be entitled to a pro rata refund at the standard contract fee rate for the unexpired term, less a $50 administrative fee and any service costs incurred by us. If we have provided services and the amount of the service costs incurred by us is greater than the contract fees paid, then no refund will be due to you. All cancellation requests must be submitted in writing. To assist the consumer and in an effort to provide good customer service, the above mentioned administrative fee of $50.00 was waived. All claims have been properly serviced in accordance with the Service Agreement - all contracts have inclusions as well as exclusions. I bought a new boiler last year and soon enough, it just wasn’t heating anymore. I called THP, they sent somebody over, said it was because of the hardness of the water and said I need to replace a part and also get a filter. He said he contacts my home warranty to talk details. The next day he called and told me THP is going to cover the part and repair and also the filter, which if not used would create further future issues. I couldn’t believe it, I was hardly expecting them to pay for the repair, let alone the part and the filter. 5 stars and a faithful customer won here.

If they have to replace your appliances they do not give you the value of the item they’ll give you $100 two 200 at the most. Do not use this company they are a fried.

I'll be extremely surprised if they don't delete this message immediately. I signed up for the platinum total home coverage plan and when I called with a service issue on my air-conditioning unit/Arizona summer – they told me they didn't cover the compressor on the unit. If you know anything about air-conditioning systems the biggest expense always is the compressor. In the end they would not cover it and it cost me $6700 out of my pocket. I then called with a second refrigerator problem, which was covered in my contract and they told me that they don't cover wine refrigerators I said it is my second refrigerator, they said we don't cover it. We purchased a home warranty from Total Home for $1,362.90 for 3 years + 6 months free, including pool and spa equipment. Their policy says it covers unexpected expenses when a covered item breaks. So we had a problem with a backed up toilet and they said it was a pre-existing condition even though we had the policy for 4 months. After arguing with them they agreed to give us $75.00 toward the service call and repair. Then our 20 yr old garbage disposal cracked and their excuse for not covering was that it was misused. Total Home Protection is worthless! I had a plumbing stoppage and it took them over 4 days to call me with the contact info of a plumber. I was so ticked off, I called a plumber and paid him myself! I am looking for a better company at this very moment. A plumbing stoppage is one of those things that can bring a household to a complete shut down. If your plumbing is backing up it can cause issues with showering, using the toilet, washing dishes, washing laundry and it can back up in to your home. I called Total Home Protection to set up a new warranty for a home that we were purchasing. My interaction with the reps were good, and they were knowledgeable and respectful. I've submitted claims several times. Their process was good, simple and smooth. We had a pretty large claim on our electrical circuit breaker. The whole box blew, and they worked with us time to get our unit fixed totally. We like the company. They're cost-effective and I haven't had any problems in making claims. There was one time when we made a claim and had to get a new dishwasher. And that was seamless, too.

I will be looking for an attorney to start a class action suit against Total Home Warranty Protection. If anyone is experiencing the same problem with THWP please email me. I feel trapped into paying a monthly service for a company with bad customer service and unethical nonprofessional business etiquette. I am afraid to cancel my monthly warranty plan because they may use my cancellation as an excuse not to fulfill the services they haven't completed.
