American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

AHS only gets one star and that is because I have to select a star. I have to wait 30 minutes or longer just to get someone on the phone. We had called because we needed a service and wanted to make sure everything we needed done was covered prior to paying $75 service fee. We were told everything we needed done was covered and schedule the date and time and paid the service fee. The man comes out, instantly there was a language barrier. Then he messes with something's and then leaves saying he will come back once the parts get approved. Two hours later we find out nothing was covered. American Home Shield is the worst and gets 0 stars. I had my water heater and AC service and both times I paid $75 plus I ended up paying hundreds for the water heater repair and thousands to replace my AC unit. I called to Cancel my contract and was charged a monthly fee for cancelling where they had explicitly told me that I could cancel any time w/o charging any fees. These guys are straight out thieves. DO NOT go with them. To make things worst, if you decide to call them on the phone, be prepared to wait up to an hour before anyone answers the phone and good luck getting the right information; they couldn't tell me something basic like whether payment is done ahead or not.

Stay away!!!! I would rate them 0 stars if I could. Charged me my $125 deductible for a service that was never performed in my house. Recently, I scheduled a service call for my furnace. The contractor was not available for an entire week to do the repair. Subsequently I had the repair done on my own and cancelled the appointment in a timely manner. I was still charged the $125 service call. I am in the process of calling them and have been on hold for more almost 30 minutes!!!! But my call is supposedly "very important" to them.

I do not know how AHS is listed as the #1 provider with 5 stars. This company is HORRIBLE! I think they must be paying people for good reviews. First, when you call to speak with someone, more than 6 times now in the 1 1/2 yrs I've had my policy, I have been on hold for anywhere from 45min to an hour just waiting for an answer. Then 1/2 the time the agents don't know what they are doing, cant or rather wont transfer you to another department, or a supervisor you have to wait for a call back within 24 hrs which never happens in the time frame. Plus the vendor they sent out for my AC was just trying to rip me off. Will not renew my policy again.

The difference in experience must be regional. My experience in norcal was appalling. Different depts. were unable to reach their own depts. for clarity on repair authorization. Their worst flaw is saddling you with a vendor at the bottom of his game and adamantly insisting you remain there, no switching. Mine had the absolute worst rating of all vendors in the Sacramento area..a 1 star rating from each of the 119 reviews.

We live in Northern Idaho. It is December and it is snowing. We came home last week to find our furnace not working. We called and technician came out the next morning. He said our furnace motor was going to have to be replaced and it would be $1500 plus labor. He said American Home Shield would provide the motor or install a new furnace. We have been waiting since last week for them to get a quote on parts from the manufacturer of the furnace. The parts are available right now locally and he said they could install it tomorrow. We are in our sixties and retired. We have tried talking to someone at American Home Shield. They disconnected us and now we have been on hold for over 45 minutes.... Read More

I am a referral Realtor & a customer on two of my homes As a long time AHS customer, Service and communications for my account have gone down hill each year. We've owned several homes with positive service results. Most recently my $800 dishwasher failed. Motor issue on a 4 yr old Kenmore model, It is now the 11 day with no return contact, website states Appt Set. Can't imagine***** Part is that hard to find**** or ship*** or*** respond with update. Waited on hold for 12 minutes for Sears Service only to be disconnected at "let me check your Service Call" Waiting 41 minutes currently on AHS Service Status line. Unfortunately our experience with American Home Shield has not been a good one. Our hot water heater broke. It was covered by the policy but at the 8th day point, we were still without hot water and a new hot water heater. We did our best to follow the process and checked in everyday (except the weekends) and they were just not ableto get the hot water heater delivered and installed. On the 8th day, when they couldn't locate the heater which was supposedly in transit, we asked if we could just get it ourselves, have it installed and be reimbursed. Been with AHS for years. This year I had issues with our microwave and freezer. Long story short, when I needed them they let me down. Had to pay for our own replacement microwave and the repair on our freezer. After years of paying for this AHS wouldn't help me with my issues. Canceled my insurance. Can't understand how they have such a good overall rating when they have let so many people down.
