Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

My son is sick with Cancer. He called for an AC repair and when they came out they told him they were too busy to do the work and they didn't have the part. He had to pay $75.00 anyway. He went to Home Depot, got the part for $29.00 and climbed in the attic and made the repair. This isn't the first time we have had poor service. He shouldn't have had to make the repair himself, it was a simple fix for the repairman. If my son wasn't so sick he would have taped the part together in the beginning, he was an AC repairman and knew what needed to be done. Shame on AHC. I have used AHS for 25 years with 3 properties covered and their service has only gotten worse. I will be changing... Read More

Over the past few months, I have received several mail reminders regarding the home warranty we purchased for our daughter's home (#225969122). Renewal date for the policy is 10/27/18 and as always we pay our bills prior to the due date. Today we received a call from AHS noting that we could receive a 'special' bonus of $100 discoount if we paid the renewal.. I informed the lady that called that we had mailed the payment this morning. I had several questions regarding notification about the 'bonus'; however was told that since we'd paid the premium - we werent eligible. Poor customer relations and although we've paid this years premium, we'll review our intention of doing further... Read More

I have called 4 times today & each time on hold at least for 30 minutes plus. I am still on hold because the other times I was disconnected. Per their policy, if for the same line of products I call, they all come under the same service fee of $75.00. Well, I scheduled two hours ago via phone an appointment for my fridge & then it give me an option to add another service or press 3 (their voice recognition sucks). I pressed 3 & got disconnected. Then I created an account online at www.ahs.com & added the dryer & now it shows each one as separate orders that means I have two pending $75.00 instead of one. Well I am on hold to let them know not to charge me twice, but no one to answer. I... Read More

ALL home warranty companies are a pain to deal with, but I've found AHS to be the worst so far. The good contractors they use always complain about how AHS pays poorly and denies claims that should be covered. Some of the contractors they use are horrible, both from my personal experience and from online reviews. I personally have had contractors sent by AHS, not show up, randomly show up without calling, cause damage to my kitchen, not attach a dryer that was stacked on top of a washer, not correctly connect a shower valve so it leaked in my wall, and not correctly repair an appliance until 5 attempts. I also had a furnace go bad and AHS refused to cover it. After many phone calls,... Read More

Please dont buy into the sales tatics of this company. I have multiple properties with AHS and all of them with the exception of one are on 3x3 combo plan. How can this be possible, some slick sales person alledgely was able to convince me to only select 10 items that I wanted to cover? With the multiple properties that I manage I would not began to try to select only certain items for coverage while all of my other properties have full coverage! What non sense-I have been blindly paying for what I thought was covered and in actuallity it never was. Don`t be swindled by these sales reps who twist up there words to make you think that they are "saving you money" and when its all said... Read More

I signed up and had had no problem scheduling a call from the technician. The technician said he was not sure if he fixed the issue but said he would be back the following week so that he could order and replace the pump. Well, needless to say, the dishwasher still did not work. I logged on to their site and it stated that the issue was "under review" - which it has been for about two weeks. I keep calling AHS.com, the wait times are awful. I have spoken to numerous people who told me to hold - most times over half an hour. I either then get disconnected or the tech on the other side says "hello - I cant hear you" and hangs up. I eventually was told twice that the issue was resolved -... Read More

We purchased this policy with septic coverage. When I was speaking to the salesman, I asked SPECIFICALLY if it included a routine pumping. I was told it did. When I called to get one, I was then told that it’s not routine, but needs to have blockage involved. We went with AHS over others because of the routine pumping, only to find out we were lied to for the sake of making a sale. Also, months ago, our AC went out, called and had contractors out who told us there would be numerous costs out of pocket— close to $1000. We decided to get a 2nd opinion and a local contractor came and fixed it for $250. We will Never use your company again. If I could give less than 1 star, I would. Eager to... Read More
