Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

We have had American Home Shield warranties for several years. The service we have received is beyond expectation and professionally managed. Every claim we have had was handlednto our complete satisfaction.

In all fairness we have been pleased with ahs until our last repair which was a dishwasher and it took 3 months to get it repaired, we went through all the holidays with no dishwasher, and blamed it on Mr Appliance and Mr Appliance blamed it on Ahs, I honestly don’t know whose issue it was but I know I had to call someone every week to keep things moving and it still took 3 months. I did not renew my contract with and due to this fiasco.

The worst Will be on hold for long time. Inept contractors. Customer Service puts you off to keep monthly billing. Don’t use this company

Really horrible vendors who have left the job incomplete and never called back. All That's happened is I lost $100. It takes an hour to get connected with an agent and online support is even worse. What a miserable waste of time.

Update to my review from 2/14/2018. I'm grudgingly putting in a positive review so that the two average out to 2.5 stars (which is about fair in my view). After raising all kinds of trouble on social media pertaining to my oil furnace repair situation, I received a call from AHS resolutions department. They have agreed to one of my requests which was to send another company to provide a repair estimate. Sure enough, the new quote was almost $1800 of dollars less than the original out-of-pocket expense. The new company could not have been nicer, answered all of my questions, and did the replacement in record time. So while I still had a sizable out-of-pocket expense, it was about 1/3... Read More

It's good to have a home warranty but be informed. They only cover systems inside the house. For example the water shut off faucet was leaking and it was not covered. My biggest complaint with this company is if you need to talk to a person for a recall or to request a contractor or request a specific contractor not be sent to your home again or talk to them for any other reason the wait time can be up to an hour. They do not have a call back system in place like any other company with long wait times. This seems to be to discourage you from trying to talk to a person however sometimes it can not be avoided. VERY irritating. Also if a contractor has been sent to your house over and over... Read More

1. Call waiting time is too long. It’s always more than 30 minutes. 2. There is no explanation about second opinion request anywhere in the website. I would’ve had to spend a lot of money on the repair even though I have a warranty, and the problem I had was supposed to be covered by it. 3. And it looks like not all staff know about the second opinion well, which is unprofessional. 4. Thanks to the second opinion, the repair was done very quickly. However, I kept getting bills for a month by mistake. And the website update is so slow for the wrong bill. 5. All in all, general service is poor except the promptness of service request.

Water went out and it took 3 days for someone to come out and fix it, it worked for a month and went out again, waited 5 days for the same company to come out again any said we need a new one, the old one cannot be repaired, the company these people sent out was rated "F" by the BBB. they American Home Shield does not check out the techs they sent they send to your home. I still do not have a water heater.

I have an AC that is old and needs to be replaced - called AWS, they sent out their contractor who was super helpful. However, since the AC isn't "broken" AWS won't cover AC replacement. I've called the 1800 number with no options for discuss this matter. Meanwhile, I've had the AC looked out by a 2nd party and they have shown me the damage on the AC, worn coils and discussed the potential liability given the extreme age of the AC. Not sure AHS has decent practices and definitely discourage people from using this company.
