Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

This company has won the award for having the worst customer service in the world. I have been waiting on a part for my dishwasher since January 22. It is now 2/24. It is impossible to speak with a supervisor. No one knows anything. I think all of the customer service agents have degrees in RUDENESS. No supervisor is ever available and will NEVER return any calls. They sent D&J appliances out to repair the dishwasher(this company is awful) if anyone ever needs service please refuse this company. The wrong part was set twice. The tech said it was AHS they said it was the tech. Anyway this entire ordeal has been mental draining and very time consuming. All in all please have... Read More

Service is excellent, though not always timely. I have a older furnace and it often takes the selected service provider inordinate time to procure parts. i.e. four days and the outside temperature is below freezing. Provider would prefer to replace the unit but their hands are tied by AHS

There was a turn around time of over a week for a technician to diagnose why my heater was not working in the middle of winter. The technician then said the reason was the Chimney was clogged, which was not covered by the warranty. He said he could fix it for me out of pocket, but it would cost at least $1,000. Because that sounded insane, I called the highest reviewed AC and Heat technician on Yelp. The technician I found on yelp said it had nothing to do with the chimney, and replaced a part for around $500. The heat has worked all winter long since then. When I asked AHS to reimburse me, they said they would have to send a technician to verify it was indeed working. So they sent one,... Read More

Long hold times, slow dispatch and all terms and exceptions were not disclosed upfront. Classic bait and switch.

I have had American Home Shield Warranty since 2002. I was pleased with them until June 2017. My AC started leaking. AHS paid $375 for a new evaporator coil and I paid over $1100 dollars to bring it up to code and $65 a pound for coolant. Six months later my water heater busted and my co-pay came $812, I had already paid $100 for the service call. Charges include $100 for a permit, $122 for a drain pan, $65 to dispose of old water heater, $175 for electrical modifications, $175 water modifications, and $175 T &P modifications. When I complained AHS I was told that I could take a buy out if I liked of $476.18. This would cover the cost of a new water heater, disposing of the... Read More

Fast repair service scheduled. Long wait time on phone for customer service help. Recent needed my stove replaced and was offered an extremely low price to repurchase. Offered 400.00 replacement for a 6 burner two oven grill top Jenn-air stove which cost thousands. Refrigerator needed repair which took over 1 month to receive parts. Over all better than nothing.
