Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

My heat pump has been broken for 6 months. American Home Shield has sent their repair company, ( Total Air Care ) another loser of a company, 9 times in 2 months . The pump is always working when they leave, SOMETIMES it even works for more than 10 minutes, but nevermore that 1 or 2 days. AHS is nothing more than a SCAM!!! They tell me they will replace the unit, all they need is for Total air care to recommend it. Total air care says "they will never do that" THEN AHS calls me to say they are going to offer me a buyout, I say GREAT , I know I will be WAY ahead with a new unit so I don't mind kicking in some cash. They say they are sending out a different company to get a second... Read More

This a lie they use the worst companies to fix your appliances and do not replace your appliances if needed instead they wait 3 to 6 months and then tell you it been to long and can't fix it .. they send in companies who charge you a fee and rank. Up the fee so you have to pay them tried of what it cost to get a new appliances when I called to complain they did not stand by me but the companies they use ..so no thier reputation is false

I do not know how these reviews got on but I am going to put my honest review here: 1. Customer service will take your order but plan on spending long time before you talk to someone 2. You may have to call more than once for them to get your service order correctly 3. They select the provider you don’t 4. You may end up with a good service provider or a horrible one 5. They will bandaid the needed fixing not a real fix service 6. I have been with them for two years until we had enough of their below average service 3. Three people I’m my neighborhood had the same experience

Last summer I called American Home Shield Home Warranty because my air was not working properly and the company they sent came out immediately. I told the repairman that my thermostat was not working properly and he just dismissed me. He did something to the air conditioning and it did cool but the thermostat still did not work properly. Then a little less than 60 days ago, I called ASHW about my heat, they sent someone out right away, he changed the filter and and I told him again, the thermostat was not working properly. Again, he dismissed me. He said my filter was stopped up and that was what was wrong...........Charged me another $100 to change the filter. Obviously, that was not... Read More

I waited 5 months patiently to repair my stove. Five times was a technician in my house and every time he said he must order parts, the last time not only did not repair the stove but still maid worst. Previously, there were no burners working and now after the last visit the oven does not work and the technician said that he does not know what has happened and that the stove can not be repaired. When I called Home Shield, asking what they do next with my repair stove, I was told that they had to order more parts. It's been 3 weeks and I have not heard from them. Every week I called Home Shield and no one was able to help me. Because I can not go on without an efficient stove, I decided to... Read More

I am in the process of deciding whether or not I will renew my 3 separate home warranty plans. In December I had an 80 gallon water heater blow. With the new laws and regulations I could no longer replace my 80 gallon unit and was only able to get a 50 gallon unit in its place. Because I wanted more than 50 gallons I paid outright for a second 50 gal tank. I called and reported the problem on December 30th and did not get my replacements installed until January 22. It took 8 days for an initial assessment visit and another 17 days for the work to be done. The company who did the work wanted to charge me $3500 for the work. American Home Shield only covered the cost of 1- 50 gallon unit... Read More

American Home Shield home warranty avoid them at all cost. I have been experiencing a nightmare. We have had AHS for 4 years. This is our first big issue. We had no heat for the last 3 weeks. We finally got heat yesterday. First the technician they sent didn't get with me for days I finally had to call them and leave messages. Then he didn't come out for several days. Next he had to wait for 1 week for them to give an ok to do what he needed to do. Finally determined that we had to replace the furance. They ordered the wrong furnace 2 different times. Meanwhile, we are living in our bedrooms with space heaters that they wouldn't help pay for. Then they refused to reimburse me in with any... Read More

We smelled gas and called the gas company. Our furnace was pumping deadly carbon monoxide into our home so the gas company shut it down. I called AHS immediately, since it was an emergency repair. The forecast called for single digit temperatures over the weekend. It was a Friday and a holiday weekend. AHS's contractor wouldn't be able to come out until Tuesday. I found a contractor to come at noon on Saturday. AHS authorized the visit. After the inspection, AHS authorized the replacement. With our contractor at our home, we called again to get payment authorized. After an hour on hold and talking with AHS, they said they needed to get authorization from a supervisor and said they would... Read More

I have generally been satisfied with this company. They have repaired and replaced items as promised. My concerns with the company are 1). They are very hard to contact. I have experienced an average of one hour on hold when ever I have needed to talk with someone. 2) There choice of contractors/repair techs have been sometimes poor. The last repair person they sent out showed to repair an A/C on roof (where most are located) said he was to big to get on the rood and left. I checked with Better Business Bureau and found this tech has an "F" rating. AHS assigned another tech to the job but I cancelled. They would not refund the service fee I paid as they said the first tech came... Read More

While they replaced my oven and offered a limited discount, which was great, It took three visits to get it installed and the phone system to order a replacement, then need to schedule it separately is horrendous. I was on the phone for 1.5 hours to get the replacement unit, then another 2 hours to schedule the installation. They kept me waiting for 30 minutes, then dropped my call, this happened twice! will not be re-upping my warranttee with them. Too much wasted time. trying to talk to someone. And they don't provide any online way to make that separate installation request.
