Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

These people are a joke - they will make you wait for 3 hours on hold and they must have a big payoff from Greenway Home Services to do all of their home repairs because Greenway is the worst most unprofessional company ever. I had to cancel work orders with them several times and the other company "A-Team" that wasn't Greenway never called me to make an appointment. How convenient when I asked for a transfer the only company that came up AGAIN was Greenway and they told me no other company was available. So basically this Home Warranty only has Greenway as their repair company- and their technicians will literally tell you Greenway isn't paying them and they really don't care about your... I do not know how they can have a 5 star rating. I have a simple repair and it going on 2 weeks with nothing done. They sent a plumber out (PLUMBING SPECIALTIES) that never responded to the warranty company on what it will take to do the repairs. Every time I have called for update your on hold for over an 1 to 2 hours on hold. I have been told by 4 people that I will get a call back. still nothing! AHS IS NOT A 5 STAR HOME WARRANTY COMPANY BY NO MEANS!

This company is a Scam. It takes over 45 minutes every time to talk to them. The contractors they send are very low standard. I had my dishwasher broken, The contractor came to visit after 2 weeks and told us to break our counter top to pull the dishwasher out. It took only 5 minutes for my handyman to pull it out. If I would have followed their advice, I would have end up with a broken counter top. Not worth paying 40 bucks a month to these guys. Very unprofessional service.

AHS and the home warranty business is a total rip off. Never get it, save your money in case of emergency situations you may have to cover on your own. I have covered both my houses under American Home Shield (AHS) for over eight years now. I have had to use them only five times between two houses in those eight years. I have paid in approximately $10,865 in these eight years and each time I have had to call them for a service request has been a financial and emotional ordeal with AHS. In additional each time I have requested a service I pay either $125 or $75 dependent on the AHS plan I contracted with AHS. The companies that AHS contracts out to do repairs are not the honest, or... Read More

AHS calls it "24/7" but the fine print says, "...but not in a row." It's difficult to express how disappointed we are with the drop in the responsiveness of American Home Shield in regards to a recent warranty covered incident. The company boasts of its "24/7" service, yet when we called after our water heater began leaking, we remained on hold for as long as 45 minutes before the line went dead. Even after closing the water supply valve, the appliance continued to leak. We were finally able to reach an agent the following day after several accumulated hours of being on hold. We explained the situation and were told that they couldn't get a hold of their local plumber in our area until... Read More

This is by far one of my most frustrating dealings with insurance companies. We initially needed a technician to come out and possibly fix a countertop burner (1) for a new home purchse. After the first technician came (and advised he needed “full access” to the stove, which he could only do if the electricity was cut to the unit) we went ahead and had the unit cut from electrical access. Then the guy comes back and then states he needed the correct part which he needed to order. Mind you both times he came he DIDNT EVEN TOUCH THE COUNTERTOP! SO 1 MONTH LATER, we finally got a “new” appliance guy who then stated he also needed to order a part, however he couldn’t do this job alone (he... Read More

I have been a customer with AHS for over 15 years and have always been completely happy with their service. However today was enough to make me cancelling my contract. I was assign Gary, with Neighborhood Plummer & Rooter, Inc. He committed to contacting me within 48 hours to confirm an appt. After 72 hrs I can and left several messages. Finally we connect and he tells me he will be here with 2 hours (12 noon). I call him again at 12:30 and he tells me that he committed to appt between 12-2pm??? once he arrived (1:20p) he is on the phone according to him, with another customer, 20 min later, he hangs up to tell me he can not authorize my repair because problem was not due to normal... Yes, a bunch of crooks, they hire shady contractors that look for reasons not to fix or replace your appliance. Do NOT buy their warranty, they never answer the phone, they charged my credit card for a service fee and never showed up! 0 Stars!.

AHS is nothing but a bunch of crooks. Take your money every month and provide zero service. I paid extra for pool coverage and the service provided was substandard resulting in multiple leaks and a pump that died less than 90 days after replacement. We fixed it ourself. I have not had hot water for five days while they are “processing”. There is over and hour hold time anytime you call. I repeat they are crooks. I would give them zero star if I could. It must be their own employers providing the positive reviews. Even the contractors say they are a pain to work with.

I am considering switching to another company. At first I was very pleased with AHS. It appears that they are now using sub-par contractors to complete the work. It took over 6 weeks for my refrigerator to be fixed. Why? Because the company didn't realize they had received the part from AHS. I contacted customer service on several occasions and was promised follow up. It was not until I totally lost my cool that they were able to determine the contractor had the part for several weeks. The contractor had the nerve to call me back and say Oh we have the part! Really??? I am waiting for a plumber as I type. He was scheduled to come on Monday. I received a call that his truck...
