Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I repeat do not use this company. I bought my home on 12/22/2017 and I had a water leak on 12/25/2017. They denied my claim, they said it was pre-existing. American Home Shield said that my warranty was too new. If you are going to use the "Pre-existing" reason, you might what to do a home inspection before you take someone's money for a peice of mind assurance. What a rip off!

Wow, I cannot believe that my experience is the same as others. My heating unit for the first floor of my home went out three weeks ago. I obtained two estimates to replace it from independent contractors, one of whom is the company that has been servicing my heat/air for 9 years. Both said I simply need a new unit, it's just old. Because I heard a $5200 price tag, I contacted my home warranty policy at AHS. It was impossible to contact the company by phone. Each time I called I received a recording that I had a one hour wait. So, I sent an email - not my preferred way of communicating about something this serious. A technician was sent out within a few days, He told me the unit... Read More

Similar comments to many - I have (should be had but its still have) a stoppage in my main plumbing drain. That means if you flush a toilet upstairs, the waste water comes up through the basement shower because its the lowest drain and no water can escape the house through the blocked main drain line. Lovely. I submitted a service request the night of the 27th and was promptly emailed a contractor's information and told they would call me first thing. They didn't, so I called in the late AM and the contractor said they couldn't get to me for 8 days. Obviously, not being able to use water, toilets, showers, etc. for 8 days is UNSAT. I then have (should be had but its still have)... Read More

My furnace is not working from 12/26. AHS took one day to findout the contractor and another one day to send to my house. so two days already without heat. The person came to house unable to fix the problem and he escalated to ahs to send another person. Today is third day and no call from AHS and dont know what they are thinking about the warranty. Customer service..i dont find the -100 star and able to select only half star but not worthy for that too.. Still with customer service call tried three times today and all three times more than hour on the call but no one pick the phone. With the biterly cold need to find the alternate option..i feel bad about switching from other... Read More

Do not buy this warranty. If you can stand waiting for 1 hour only to be disconnected by the system you are better off going elsewhere. They claim they will not inspect your home and still be guaranteed service. My house was built in the 1950's with a floor furnace. I needed it repaired and wanted to charge me over $1500 for modifications because they would not locate a temperature switch. Even their contractor said that AHS was almost impossible to call without having wait over 90 minutes.

My furnace is not working and i am without heat from last 3 days. They make you wait more than an hour on hold to talk to someone. From last 3 days I have already spent more than 6 to 8 hours by talking to AHS and technician etc. It seems the furnace needs replacement but AHS is asking me to pay $625, on top of my service call fee $100. If I will pay lot of money I don't know what for I am paying AHS monthly warranty service fee. I want to talk to manager level person who can solve my issue amicably but the customer care is not transferring the call, says nothing can be changed. Previously I had the warranty with other company but I never had any issue. Now I am regretting why I took the... Read More

I’ve been without a furnace in the cold for one month and two days. After a million of phone calls that lasted holding for hours to AHS I get a call telling me that they are offering me a cash out of 526.00 dollars to get my gas furnace replaced. I said that won’t buy a furnace and AHS representative said AHS can. Don’t know about you guys but I,m sure you can’t find a contractor that will install s furnace for 526.00. This company is a joke. Don’t waste your time or money.. if you have service with AHS RUN RUN RUN.

Patricia F Fontana, CA December 27, 2017 This is my second horrible repair experience with AHS. The first bad experience was this past summer during a heat wave involving my upstairs AC unit. This repair was finished after at a minimum of 6 repair visits. At present I am dealing with a busted Hot Water Heater which is a major inconvenience. There is no real information coming from either the repair company or AHS. Every is passing the buck with inconsistent replies from each party. I have been without a proper working Water Heater since Dec 17, 2018. I have been told by the repair company that there might not be anything done until Jan 1, 2018. This is unacceptable and...
