Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I'm new to American Home Shield Home warranty. I have a person I can actually reach via cell/email for questions/advice. I have used them a couple of times now and they have provided great timely service. My previous home warranty was wary at best - felt that "sub-par" third party services were used. American Home Shield (so far) appears to use better and reputable services.

I was told they would credit my account. I haven't received the credit.

Extremely pleased with all services provided, from plumbing, air conditioning, furnace repair or garage door opener repair, each has been handled not late than one business day. Often it is repaired on the same day of reporting.

Long wait times to speak to an agent. Somewhat hard to understand the agents but acceptable. All were polite. The interaction between the vendor and AHS is poor and they do not seem to be on the same page. I have an issue with a cabinet refrigerator and am still waiting for a resolution!

WORST WARRANTY COMPANY EVER! DO YOUR HOMEWORK BEFORE YOU BUY! There is no one in the US that you can contact that is accountable for service. Everyone you talk to is in a call center outside of US who reads off of a script that has a pre-determined response, usually in the negative form. No one is willing/able to help expedite or effectively manage a process. I spoke to a manager once after 72 hours (quoted response time of 24 hours) who just told me, "We aren't going to do that" even though it is stated plain as day in the contract verbiage. Only available recourse is Arbitration. I want to sue the shit out of this company for mental and physical anguish!!!!!!

I have been trying to get a claim fully resolved since October 2021 and it is now January 10, 2022. It all started with a 25 year old water heater leaking and no longer providing hot water. I thought it would not be a problem getting it replaced. Well the first contractor they sent out stated I needed an "expansion tank" what that has to do with a leaking water heater that is no longer getting hot, I don't know. Since I did not have an expansion tank to begin with. He also stated I had the water set to high. I told him because it's not getting hot. He readjusted it, the leaking temporarily stopped. A few days later the leaking came back and then it increased I notified American Home... Read More

I had this company years ago and they were great. I signed up recently at our new house and I'm terribly disappointing in their customer service. My garbage disposal went out on 11/9. A technician for AHS came on 11/11. They determined I needed a new disposal. They were going to put in a Moen disposal with poor reviews. I didn't want it. I told them I wanted to put in an Insinkerator 1 HP Esteem. They told me that would be $750. I decided to get it myself and have it installed at a cost of $445. I have been in contact with AHS since mid November trying to get them to give me a cash out payment per their contract. I have had to call over 10 times. I keep getting the run around. They... Worst of the worst. No way to get ahold of anyone other than tier one agents. They left me without AC in record Las Vegas heat for 28 days and then when I couldn’t take it anymore and paid out of pocket they “reimbursed” me 300 bucks for a $2500 repair. Hold times in excess of 30 minutes on average. Never received callbacks when promised. The contractors they send ask for more money. Nothing good to say about them at all.

This company is beyond terrible. Customer service reps should feel just as guilty about treating people so poorly. My pregnant wife is showering every day at a friends house because we can’t afford a plumber- something AHS said they would fix through their contractors. It’s been hell, with AHS dodging calls, having vendors come out, then saying “no that costs too much we will find another vendor”. Pretty sure they only want to fix less than $200 issues. They’ve for two weeks now been prolonging this repair, refusing to pay me back for service call fees that plumbers have charged ME, and are “hopeful” this is resolved by end of month. It’s the 10th today. DO NOT at all costs work with them.... Read More

My contract # is: 6458407 with AHS that is the worst home warranty with very bad customer service located in Philippine. My central cooling & heating system is down since September. Still is down, American home shield doesn’t care and never offered any help (No hotel vouchers, no Window units, No portable heathers). After 3 months, Technician came back (11-23-2021) with a replacement inside untie, but the unit he brought, did not have Auxiliary heat kit, and was asking me to pay him $1300.00 so he can go buy the part which was missing from the unit. Still tile today (12-07-2021) AHS not only has not fix or replaced my A/C with working unit,(AHS on my contract stated that: we will repair... Read More
