Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Have had 4 opportunities to use them over the years. Always seem to send the worst contractors to do the job. Also charged for work not done or complete and could not get reimbursed. This happened twice. Poor untrained customer service personnel. Changing companies - can’t do this anymore.

American Home Shield is a lifesaver, they have saved me so much money on costly repairs, after getting my water heater replaced for only a small service fee, I was convinced it was worth it, I know from others that getting a water heater replaced can run a few thousand dollars and I got it replaced for a lot less. Their staff is also very friendly and helpful, anytime I've had to call them their staff have been very friendly and very helpful in ensuring my repair is done promptly. I highly recommend American Home Shield to anyone who owns a home and don't want to get cleaned out from an unexpected home repair.

They have gone downhill in the past year. No way to contact them other than robotic customer service agents. On an A/C unit they make you wait days for someone to come out and days fir a diagnosis report. After all that out of pocket cost is the same as having it repaired without their service. My recommendation as of this year would be zero.

The contractors they use don’t diagnose the problem correctly. Any little thing that will prevent the contractor for completing the job it will happen. I’ve called about the same appliance on more than one occasion and it was not diagnosed properly the first time and the second time it was then the problem was found but AHS won’t refund your fee from the first time which is a shame. I’ve also had the Issa with another part of my home. Their contractors also try and sell you their work outside of the company and quote you these astronomical prices for your business. Very unprofessional once I get the work orders completed I’ll be leaving this company for good. Beware. Only reason I... Read More

Been with AHS since 2013 and have never been disappointed with their service. I had two policies with AHS until I moved permanently to FL and sold my MD home in 2019. Scheduling repairs is a breeze online and their response time has been exemplary.

Beware! Paid them for several years. When it came time for the AC to be fixed, the company they sent Total Air Care claimed they would not fix unit because they felt someone had tried to fix it. Total BS. After back and forth for 12 days AHS declined claim. When I went to cancel 2 policies, I had with AHS I was contacted by Toyal Roddy who promised she would work on claim and personally call me. Ha Ha! Never received call from her but instead a call from the call center at AHS to say sorry no fix! Look at Select Home Warranty. Lower service call outs and very reliable. Sorry AHS you’re great taking our money but fail to provide the customer service and promise to fix. P.S. it was 2 wires... Read More

It took them 6 months to fix an ice maker in my refrigerator. After sending out 4 different companies 6 or seven times, they agreed to buy a new refrigerator. I was allowed 1/2 of what the new one cost. My clothes dryer isn't working. In the past two weeks they made two 4 hour window appointments that weren't kept. The office of the service company UKON REPAIR never answer their phones and never return calls. AHS says that they can't change repair companies until they verify that they aren't showing up. Really bad business model.

Have been a faithful customer of AHS for many years with 2 properties. They have gotten so bad, so much BS and so much of a rip off that I had to actually take time and make this bad review. Started with a simple, and I mean SIMPLE microwave door clip being broken. This caused the microwave door to not seal properly unless you manipulate it back into place. 1st call - they sent someone out right away OREN in Las Vegas, he takes the door and starts prying the door with a scraper knife and cracks multiple clips and then say, oh your pieces are cracked. They door still works and so no can claim warranty (mind you a replacement door costs $350, my costs) and my service call cost $125. So he... Read More
