American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I have had a recurring issue with my central air all summer and the first company assigned to me from AHS stood me up. I called AHS and they immediately set me up with a different company. I felt they took my complaint seriously and provided immediate assistance. The company that came to my house was great and I called AHS to let them know about my positive experience. The customer service AHS has provided me has been top notch. You usually have to wait a while on hold, but if you can be a little patient it is worth the wait. I am so glad a bought a home warranty with AHS when I purchased my home.

Usually I would rate American HomeShield higher but the amount of rescheduling that took place for my most recent experience was unfortunate. A service call was placed for AC repair. 1st service company took 2days to schedule an appointment and then couldn't complete the service call when they identified a leak during the visit. Before coming back to finish the repair, they returned the repair ticket to AMHS for a 2nd company to be assigned. 2nd company came to diagnose the repair and stated that no leak was present. They also returned the repair ticket to AMHS. The 3rd company was now assigned (almost 10 days from my initial repair request)...this company sent an inspector to diagnose the... Read More

Not impressed with AHS at Florida. In South Carolina they were courteous and professional. In Florida: 1. Hard to get them on phone 2. There is discord between customer, AHS and contractor example. I would cancel request through AHS and contractor would still come - just happened recently 3. Very slow on uptake of things example. we bought house 2 1/2 months ago and previous owner was still listed on it and she would get email notifications of my requests - even though, both, her and me called numerous times to get her off as an owner of property 4. I moved to a new (old) house about 6 weeks ago, and received an AHS warranty as part of my purchase. I recently contacted AHS because I'd been having difficulty with one of their contractors. The contractor marked my issue as complete, but I was still waiting to hear from AHS about whether another repair would be covered. After several requests, the contractor still had not responded to queries about this repair. On my most recent call (which is what I'm giving 5 stars), the AHS customer service rep was great. She listened to my rant and issued a recall, effectively requiring the contractor to return to my house to do the repair, or at least look into it. I appreciated being listened... Read More

The fact that a home warranty program exists at all is what gives this company 3 stars. I have used AHS several times (for the EXACT same HVAC problem) and several times a contractor has come out quickly. That’s as good as it gets from here. They come out, temporarily fix the problem (fill with freon, patch the leaks, fill with freon, replace the coils, fill with freon, patch more leaks, fill with freon, etc), I pay $100 plus whatever other extra costs aren’t covered by the warranty, and then the problem persists, so I call AHS back for a recall each time. Then I sit on the phone for (no joke) 30-45 minutes as many times as needed to finally get ahold of someone because I can’t make a... Read More

I was not so happy that I had to call twice to make appointment for AC guy to come to my house in hot summer day. I reported around 5pm and I did not get a call from AHS so I had to call back. AHS contacted the AC guy and they called by that afternoon and AC guy came next day. AHS was so good first time but bit disappointed this time especially the day temperature above 95F.

American Home Shield received a 1/2 a star since no lower option was available. DO NOT USE American Home Shield...STAY AWAY AND PROTECT YOURSELF. They will NOT deliver on what they promise. They will gladly take your monthly premium including $100 fee for each service call, but when it's time to take care your problem, you will get NOTHING, but the runaround. Sunday at 9pm I had a broken toilet that was flooding my bathroom. Shut-off water valve and spent hours cleaning up the mess. Called American Home Shield, but of course there's no emergency service. Had several items that needed servicing. Made one call and within a few days they all were fixed: a ceiling fan, the fridge and the A/C. Sure, I had to pay a separate deductible for each item, but I would have probably paid the $225 just to get the fan fixed. Courteousness was the order of the day from the CSR to the technicians who served us in our home. I would recommend AHS to anyone who asked from whom they should get their home warranty.
