Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

The process to request service was easy. I was called to schedule an assessment within 24 hours.

I requested service on my dishwasher on April 14, 2021. I’m still waiting for it to be repaired. We’re coming up on 3 months! I’ve called and called, but nobody seems to have any answers.

Great service. Our air conditioner stopped working in 100+ degree heat and my wife was in the Hospital and was to be released soon. I called AHS and they assigned a contractor. Unfortunately the contractor could not come out for a week. I called back explained the situation with my wife who had had a stroke and AHS found a contractor who could come out the next day which by coincidence is the same day my wife was released from the hospital. Actually my wife and I arrived at our house at the same time as the contractor. The contract fixed the air conditioning problem and my was able rest comfortably. Thank AHS!!

I am satisfied with AHS response time, but on a call back the response time Its not so great. Takes too long to get things repaired.

This company will take your money and offer you incompetence in return. We have had them for years and the one time we really need them they are routing us to Manila and India. They promise to escalate your issues but they don't a d they will not call you back. I have not had AC for more than a month because they sent disreputable HVAC repair men to my house. The repair person opened the valves to my AC and dumped all my Freon out. When we call AHS we get agents who barely understand English and they read from a script. We sit on hold for hours to have someone repeat nonsense to us. Please save yourself the hardship. 6 years of paying them for them to send someone to violate my property.

The worst! While all my claims have eventually been resolved, the anxiety I have experienced and the lack of attention and accountability during a stressful appliance or pool break down are at best awful and at worst reprehensible. There is no excuse not to have an emergency support inplace for those after hours or weekend break down. An example. I was expecting out of town guests and stocked my refrigerator with over $500 worth of meat and other perishable items. Refrigerator died at 6:00p. m. on Friday afternoon. A contractor was assigned so I looked them up to see what their reviews were (a normal procedure after some bad experiences with other repair companies).... Read More

AHS breached my warranty contract by denying a claim based on incorrect information. I had filed a very simple claim for leaking bathroom faucets, and their position was that the faucets were "missing components" (Which per section 1.e.g.i, they can use to deny a claim), referring to the water cartridges, which were in fact present. The photos that their chosen contractors had taken even included the cartridges still in the faucets. After spending significant time on the phone attempting to reason with various AHS employees, they still chose to deny my claim. My guess is either the contractor/s had lied to collect the $75 service fee and move on to other easy jobs, or AHS misclassified... Read More

Hands down worst experience dealing with these people! They have 0 follow through and don’t return calls, they cancel appointments without notification, write up wrong service requests, make you wait 30-45 minutes on hold to talk to someone, only to tell you they won’t correct their own mistakes!! The worst customer service ethics I have ever witnessed and experienced in my life!!! I would give 0 stars if I could, they’ve been a nightmare to deal with!

I have has this home warranty for several years. Most of the service providers have met my expectations. I have had call backs on a clothes washer twice for the same issue. Also on the central AC. 3 times. I place most of my service requests on line. Why? When I call the service phone number, the answer time is 30 minutes or longer. Additionally, you cannot request a specific service provider who provided excellent service on a prior request. Today 06/22/21, the phone response time was 20 minutes.
