Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I just cancelled renewals for 3 homes because of my frustration with the lack of customer service provided by AHS. I paid for 2 service calls to the same incompetent technician to fix my dishwasher. The problem is still not fixed. AHS promised to send a different technician. Now they tell me there are no other technicians in my area. Yet, there are 30 appliance repair companies in the phone book in my area? They agreed to pay for a 3rd trip, but only if I agree to allow the same technician to try again. I don't have the time or the patience to deal with him, so I will take my business elsewhere. Do not try to call them unless you have at least 45 minutes to be on hold. And don't bother... Read More

*******UPDATE******* Read my review from 6/7/17 Service is still terrible. I was never contacted by the installation company so I called hem. I was told they did. It have any dishwashers in stock but would contact me when one was available to set up Installation. On Friday 6/9/17 I was contacted by AHS/Service Master and I was told that my Washing machine parts were on back order until the end of July and the decision was made to to replace th unit. A unit was selected and I was told that the installation company would be contacting me on Monday the 12th to set up delivery on the 13th. I miss d a call from the installation company due to being at work when they called. I called back... Read More

This used to be the best Home Warrranty company up until a few years ago. As a customer of nearly 3 years, I used to swear by AHS. However, last year 2016. I noticed that their service has severely deteriorated. They used the worst contractors to service your repairs. Then they will get upset when you check out the contractors and site the enourmous amounts of negative reviews you find. Then if you ever have to elevate your concerns past the customer service reps (i.e. Contact their executive offices), They get mad as if it's your fault because the customer service department is rude and disrespectful. It took AHS 3 1/2 months to repair (replace) my washing machine. Before the repair... Read More

Our washer has been a problem for us -- and the vendors AHS authorized for service. It took more than one month and two AHS contractors to get our washer repaired. The first contractor, Ukon Services, was horrible, lied to us and refused to repair several items their repairman broke. I called and reported them, but my reception fell on deaf ears. Don't expect AHS to be customer service oriented. They're not. AHS is simply a broker who will not advocate or advise contractors on how to proceed or correct anything that went amiss. A second contractor called in for a second opinion did solve our problems finally after an approximate 10-day wait. This is the third time I've had problems with... Read More

We have had a warranty with AHS on our primary home for 30 years and on our second home for 10. In all this time, there has been one case where AHS did not resolve our issues with the repairman for our washing machine. Otherwise, AHS has been responsive to our calls for service and has provided good, qualified technicians. In a recent experience with the replacement of our AC air handler, we have experienced a number of issues and, every time, AHS responded promptly. Most recently, they chose to send a different company to get a "second opinion" of the work done by the previous group and resolve the problem. This was an excellent idea as the new company found the issue causing the... Read More

The contractors are terrible!! They tried to rip me off for $500 for a mistake they made. They wanted to break into the wall and re pipe. I called an independent plumber and he told me that they had stripped the valve and he was able to fix the leak without doing any of what they wanted to do.

Having a home warranty through AHS has been more problematic than helpful. After several lightbulbs blowing, and an inconsistent electrical burn smell, I called them to have someone come and find the short. The first company provided an inspection, then declined the work to the house. A second company came out, and said there wasn't any trouble, even when we showed him the original report, and areas of concern. After several requests for help, AHS sent a 3rd company. Even though all of them stated there was a significant wiring issue, and that there was a potential danger, AHS refused the claim, because it wasn't 'normal wear and tear'. When it comes to electrical, what would you... Read More

I have used American Home Shield for over 7 years, and IF I were American Home Shield, I would be WISE to listen to the customers regarding sending "D & F" rated repair companies out for service calls. That being said, you will have have overall good to very-good results IF you understand the following: 1). With rare exception, their contractors are rated D- to F-. (I checked after they came). Sometimes the rep is inept and will require a second person (another day off from work) to come out and troubleshoot the problem. 2). Except for plumbers, You WILL likely need to take (minimum) 2 days away from work for each call. Service reps do not engage in "guessing" what is wrong... Read More
