The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I submitted a claim with American Home Shield ("AHS") on April 29, 2017. It is June 7, 2017 and there has been no resolution to my issue yet. I am in day 40 of trying to get this problem resolved. AHS assigned K&J Mechanical ("K&J") to do repair work on my central air conditioning system and K&J has only come once to diagnose the problem and nothing else whatsoever. I have repeatedly called K&J with no result. I have repeatedly called AHS and have been placated and appeased with no result. I am at my wits end with both companies. How American Home Shield is still in business, is beyond me. Eventually the way they rip their customers off will catch up to them. They advertise that they will cover your home yet, every time something goes wrong, they hit you with every single loop hole (every item in your home will be out of code) they can find. AHS will charge you the same amount of money as it would cost to call a company and have the work done but, you get to pay a yearly fee to AHS in addition to those costs. I have never been more disappointed in a company than I have been with American Home Shield. Never use American Home Shield, you are wasting your money!!!

I am realtor who want to try home warranty before making recommend for my client. I bought the warranty and there was 10 days grace period. But, when I wake up on one of morning and fine that we didn't get hot water. So, I made claim which was the day my contact start. I waited 4 days to tech to come out and 4 days later they call me and said they can't cover because it was pre existing condition. I ask them how would they know and they said there was hole in the water heater that effect the light of pilot. They expect to check water heater everyday? It's easy to get into a contract with them BUT god forbid you actually need them for something big like a water heater or multiple repairs... the will fix it at bare bone BUT as soon as your contract comes due for renewal - you're out! They will try and put you in their lowest rated/serviced contract in an effort to force you out despite the amount of money you've invested in them. Pay them but don't ask for too much in return! Watch out!

AHS raised my rate from $600/yr to $1200/yr. Because I called several times last year because of leaking faucets. I have been with them for over 16 years. Needless to say I am not renewing and in the process of switching companies. I give them a BIG "F"

I have had nothing but problems with this warranty company. I put in a plumbing problem request a few weeks ago. They sent out a plumber who would not look at my situation until I paid him $160.00. My contract indicated that I would have to pay up front fee of only $125.00, but I tore up my first check and paid the plumber the $160.00. To make things worse, the plumber could not fix my problem. He said he did not have the equipment that would require him to dig a hole 20 feet deep so I would have to get someone else. I complained to Home Shield, but they refused to do anything about it. Had this coverage for over twenty years but the service has become deplorable. Prices are outrageous and they recently lost our payment with no excuse given and no apology. Now you are required to prepay when ordering service on line. We're dropping it after being completely dissatisfied.

Terrible customer service. My Central AC compressor went out a week ago and still no replacement part. I was put on hold twice my "customer service" and the call dropped on their end. The third call I demanded not to be put on hold and was informed that "customer service" cannot solve any issues with getting parts to their service vendor. I requested to speak with a Supervisor and was told to expect the call with in 3 days. Do yourself a favor, avoid the AHS scam.

I was with American home shield twice, they don't want to fix anything. My outside faucet broke, the told me if the plumber broke it would be covered. What kind of mess is that. So of course they did not fix it. The other time my Air condition went out, the told me since I did not have a yearly inspection, they were not going to fix it. no where in the contract said that. Do not waste your time with this company. I will never get this company again. And yes, I dropped them again.

Called to report a leaking pipe. Vendor responded very quickly and called me same day to schedule the visit. We could not agree on a date next week, but vendor commited to calling me later in the day if she could work out a Saturday call. I fully understand that all work within a 4 hour window but the Vendor agreed to an 0800 stop and that I would be the very 1st stop. At 0900 we hadn't received a call from anyone updating us. I called and left a message for them asking for an update. No response, went to voice mail. I called ASH to see if they could reach.
