Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Do not do business with american home shield....They will find every reason not to fix something, don't give you valuable information about the warranty.....You know small print stuff and then when you cancel they charge you a months premium to cancel oh this is what they call an administrative fee...Once again do not do business with this company....

I purchased the American Home Shield Home Warranty because the home I purchased has older mechanicals, including the HVAC system (which is older than me). So far, we've used the service twice - once for our oven and once for the furnace. Both incidents the service company contracted fixed the problem within a few days. I like the convenience of just submitting the claim online and paying a flat service fee. No researching, no asking for quotes. I hope if we have to have something totally replaced we have the same great experience. So far, so good.

Had an issue where my furnace wouldn't turn on. Non-emergency, they had someone out the next day to look at it and he had no issues with the repair. Up and running after that. Good experience so far.

In all the years we've had AHS, we've at least made out even. In some cases, contractors aren't always immediately available. However, they have been responsive and the issues have always been resolved to our satisfaction.

I have 2 bad experience with AHS. One is my AC stopped working. I had to spend $1,190 for freon which way more expensive than normal price. After I paid, the AC barely working, AC technician told me that the AC needs to be replaced. They had been there twice and couldn't solve the problem. Then nobody came to replace the AC. I called, they came back and "solve" the problem. The second time was I turned in an order with a mistake. I was purchasing a townhouse instead of Single family house, but I paid them the price as the single family house. I found their representative to correct the contact, but I did not receive the payment I have over paid. It has been 2 months already. I emailed... Read More

They have terrible service. We have been a customer for years and our recent experience has caused us to cancel service. They have terrible policies and lack the focus of real customer service. It took us 6+ months to get our refrigerator looked. They have a very poor policy on replacements. Since we have a $3,000 contract limit on appliances once you hit that limit the balance is our responsibility, which is fine. They will not offer installation services if you hit that limit because you hit the limit. In our case, our refrigerator cost $6,000 we paid the difference and offered to pay for installation as well. American Home Shield will not authorize the delivery company to... Read More

Worse company ever!!!! Before I signed up with AHS I was told they would cover the FULL cost of any replacement item (such as AC, Water Heater, Furnace, etc). I was told they will cover the full amount of the cost of the unit I have. If I did not want the same brand unit then they would send me a check and I could shop around and purchase another brand. This is NOT true at all. They only cover half the cost to replace a unit and leave the other half to you. This is a rip off company. Please don't make the mistake I made in believing that they are a reputable company - THEY ARE NOT!!!! If anyone is interested in pursuing a class action lawsuit against this company please email me:... Read More

My clothes washer wasn't working. I called AHS. They sent out a technician who collected the $75 fee and told me the transmission had to be replaced. A week later, a technician from Sears Home Services showed up (today, 4/13/2017) who was very rude to 3 people in my family and the housekeeper, and after about an hour and a half informed us the part that was sent was defective and another part will have to be ordered. I called Sears to let them know I was not satisfied with the technician they sent. As of now, we have not had a washing machine for over a week and the next day available will be 4/24 (11 days away.) I will continue with the review after the repairs are made.

How to turn a loyal customer that recommends your product into a hater...Just tell that loyal customer that it will take 5 days to get someone to diagnose your air conditioning. I called at 8:00 this morning to place my service request. Called the service provider at 8:35 and they were not even open. Really, a business in the service business that is not open at 8:30! Called AHS and was told to wait until 9:00. Called the service provider at 9:20 and was told that they couldn't come until Monday. Explained this is a two family household and there is a three year old that lives in the area with the broken unit. Scheduler said she would send a message to see if there was some way to work me... Rental property in California, AC went out, AHS dispatched Powerstar AC, only to tell me there was no electricity going to AC unit. 5 days later I called to see if electrician was coming, AHS said there was no order for one, after 5 more days, electrician came out to let us know the breaker had tripped and there was electricity going to the unit.; 6 days later same AC company (Powerstar) came out to replace the thermostat inside the house. Technician told us the AC unit was extremely dirty and would need a major cleaning, which AHS does not cover. I asked how much, he said Powerstar would call me later with price quote; $800 quote was given to me. Unbelievable! I called local AC... Read More
