Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

If I could give 0 rating I would. I had AHS for years but several years ago they sent incompetent AC repairman who did not fix AC unit which leaked on my ceiling. I complained to AHS and they refused to pay for damages and kept the incompetent company as one of their vendors. I don't know how they are rated as #1 home warranty company.

Thiis company use to be the best but that was many years ago. I now rate them as the worse company I have ever dealt with. After being with them for many years I have reached my limit. Being on hold for over an hour, uncaring reps and inferior replacements I I cannot wait to part company with them in july..

I have been an AHS customer for 20 years. I used to be pleased. Within the last few years things have changed. Anytime there is a potentially big claim, the vendors are clearly incentivized to find some/any excuse to not perform the repair. Twice in the recent past i have been told by the technician that my a/c coil was leaking. The first time they claimed that it was because my outside unit was dirty. It was not. further upon further review by another company, the coil was fine. the second coil issue was on another unit. Again the technician had an excuse...this time there were rodent carcasses in the outside unit. Again this was proven to not be true by a different company. Of... Read More

You need to be patient because you will be on hold for almost 1 hour before anyone (human) answers the phone. Then you get the run around. There repair contracts with their signed on companies will keep patching the problem not really fixing the problem because AHS doesn't want to replace anything until they have sucked out $1,000's from you in premiums first. Most of the Heating and Cooling companies will have nothing to do with AHS. I found this out by calling companies and then telling them I had AHS. Our AC unit went out and you have to call AHS first Not the repair company first. They arranged to have someone come out but my coinsurance was $125 on top of my monthly premium. The... Read More

Very happy with AHS! My fridge broke - was freezing everything - I called and they offered me appts starting the next day at 8:00. The technician that came out could not have been nicer, was able to diagnose the problems fairly quickly - it was the computer. The part was not in stock. This was a Thursday and late in the day, so they were not sure if they could get it before the weekend but would try. They sent a courier to a neighboring state to get the part so that I would not be without a refrigerator for the weekend. He installed at about 5:00 pm once they got it. I feel they really went above and beyond!! And paid the co-pay instead of $600+!!! Strongly recommend to... Read More

Absolutely the worst Warranty ever. After buying a home the realtors purchased an American Home Shield Warranty. Every contractor that they send out never fixed the problem. They work with AHS and are happy to get their $75 every call. Total waste and very disappointing! Total Scam!

Furnace failed. Pilot light went you and could not be re-lit. Placed a service request on AHS website at 6:30am and was contacted by a local contractor within 1.5 hours. They came out the same day and replace the faulty part. I have very pleased with the service. This is the second claim I have place with AHS and was equally please with the response and results of both. Lou

Furnace went down on one of the coldest nites this winter, I submitted my service call claim and was contacted the next day and by 2pm a contractor was at our house inspecting and servicing my furnace. A few hrs later my furnace was up and running. The service contractor was very friendly, and knowledgable and left my house as clean as it was when he started working. A+++ I was very pleased when AHS called later that day to make sure everything went well......I will be recommending AHS to everyone I know.

I had multiple policies with AHS for 4 condos, my experience that if you need an urgent service because of significant leak or lack of hot water then you need find another alternative, because the company that they are contracting with never call or return calls. Also I had to call the AHS three times and the contractor to correct the information in my file about due payment that I paid at the time service, it is been 4 months and I am still getting letters from the AHS to pay the service fees that I paid in 12/2016! other experiences were good because it was not urgent and during working hours
