Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I called warranty company because my sump pump was broken and needed a plumber. I explained my specific needs and requested a particular company that was wonderful in the past. American home Warranty sent out 2 different plumbing companies that I had to leave work early for (losing money) and they were late and never did the work. When they finally sent the company/plumber I originally requested first call , it was to late the crawl space flooded causing a lot of damage that they have told me is not their problem!

I live in Appling, GA and I purchased a warranty with this agency and they never have a company that can service my needs. My refrigerator went out on August 22 and finally sears was able to come out on Oct 24th. Meanwhile, all of my food spoiled. Nothing for that. Since I couldn't wait for them to service me, I purchased another refrigerator. On Oct 22, I reported an issue with my microwave. No service was received until December 3rd and that was an unscheduled visit. They got the dates mixed up so I had to leave work to be available because I already waited over a month for service. In Dec I had a show leak and that issue is still not resolved. This agency is full of... Read More

I started the protection last year. Last month my furnace started acting up. I called AHS, they contacted a local HVAC Co. They called the next morning and after some different repairs finally decided the furnace was shot. (24 years old) They contacted AHS and got the correct replacement unit ordered. Just now setting up a time for the install. I also has a plumbing leak under my house and the same quick response was very nice. Plumber fixed it in a wink. Great Company..! Just as advertised..!

I've had AHS for many years and they've never failed to meet or exceed my expectations. Service is fast and professional and they are always positive and eager to resolve my issues. I've recently had a horrible slab leak in my kitchen and they went above and beyond to help me as soon as possible. My insurance company took over the claim, but everything covered by AHS was done in a timely manner and I thank them very much. I will continue to renew and know I'm in good hands.

I have been a member for many years, both of my daughters have since bought a house and have joined as well, it is such a piece of mind to know we are not facing an excessive bill at any moment in time. Just over the past year our heater and AC was replaced, 75 dollars co-payment plus 80 for inspection and 100 to take out a wall and the Freon. The units that the AC was replaced with, a great unit and the service providers (Cannon Plumbing, Lexington, KY) absolute Professionals! Never had a problem with AHS or with the Service Providers assigned. Thank You!

Been paying on time for over 5 years. My water heater broke and needed to be replaced. Guy came out and said, they could do it but "it needed to be up to code. The code fees came up to be over $800. The AHS phone operator said, "its in the contract that there may be fees, take it or leave it". I saw that in the contract but never expected to pay $800 for "fees" before they replace my water heater. They should give you list a of fees from minimal to max price, associated with what you are covered for. Then, they offered to give me a cashout option but my max that they are willing to give me is $520 and they pay me after my own guy puts in a new water heater and I send them proof or receipt.... Right now, I can only give AHS a 3 start. This is really due to the vendor (SEARS) they used to fix my washing machine. My machine broke down right after my purchase of the warranty (Jan) and took them until the end of March to fix. From wrong parts that were ordered to Sears calling to cancel due to someone being sick, then canceled again, as it was a 2 man job and the second person was never dispatched, to being transferred offshore about 7 times in 2 months only to get the runaround. Having purchased ALL my appliances for the past 30 years, due to the quality, their repair department is a very very poor. The tech is GREAT...SUPER nice guys and they understood my stress over it, but they... Read More

A reliable company but everything takes a long time to get done. After placing a request the various repair companies are booked and you will have to wait at least two days and often more to get a repairman out. Then the repairman has to order parts which have to be approved by AHS and that takes even more time. Once approved and parts received (can take up to two weeks), the company has to call and set up a time to come back out to complete the repair. There are no emergency procedures in place as far as I can tell. When we had our oven repaired, we had to go through two companies and it took more than six months to complete. The first company damaged the microwave and never figured out... Read More

Since they merged with HSA and use Service Master for their billing, it has been a nightmare. They took out 7 payments in one day and it happened 3 times! Getting my money back was a HUGE hassle. This makes me sad, as the company was fine before the merge. I dropped both my HSA and AHS contracts on my houses.

I have subscribed to AHS since 1993 and have always received excellent service. I have recommended AHS to numerous friends.
