Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

My family has been customers for over 15 years. I am finding that they don't value their word, my mother’s stove went out on Thanksgiving they sent out to techs both stated that there is a chance if they repaired the stove it would still catch fire. AHS still felt that it's safe to repair the stove; it's not their home in jeopardy of fire. What kind of service is that, 2 techs stated it could still catch fire, we have been paying faithfully for year and this is the service we are receiving. I am sure there is a better home warranty out there somewhere! Goodbye AHS!!!

AHS has an easy claim filing process. They have a very quick response time. The contractors the send out are professional. The contractors come in find the problem and fix it timely. The contractors clean behind themselves and makes sure the appliance is working properly. AHS does a follow up to make sure you are satisfied with the services you received.

American Home Shield warranty (A Service Master. Company) SUCKS!! My refrigerator broke three weeks ago. I called them at least 12 times (800-345-411) and no knew how much longer the wait would be for my part. I was immediately placed on hold every time from 12 to 30 minutes. I spent anywhere from 30 minutes to over 2 and a half hours on the phone when I call AHS!!! On 12/5/2016 I called and was told my part was finally ordered and would be shipped to their contracted repair service shop and should arrive at that shop on 12/15/2016!!! Once the shop receives the parts they will contact me to schedule a repair date. Unfortunately I will out of town for the holiday starting the 17th. That... Read More

I am a Realtor who's company works directly with American Home Shield. Multiple clients have given me their horror stories and never again will I recommend such an incompetent company. Please do yourself a favor - to elsewhere.

Please read this and RUN to another company. All I want is my shower to be repaired. It is a single handle Delta that drips. I contacted AHS and four days later they sent a licensed plumber to my home. When he arrived, he took one look at the handle and said he did not know how to remove it (it has a small set screw). He then collected his $125 and left. I called AHS and they sent the same plumber with his supervisor. I was then told that they would have to remove the entire wall and most of the shower to do the job. I was also informed that it was not their job to replace the wall, just the valve. When I asked why they just cannot replace it from the front, I was informed that... Read More

Please, Folks, consider all policies before choosing. I had AHS for several years (my mistake - believed the "#1" hype.) For me, they are TERRIBLE: 1) phone-in times for a representative regarding repairs or questions are interminable - they say to go on-line, 2) choice of contractors is EXTREMELY limited, 3) an A/C replacement cost me $500 out of pocket; they limited the size and type on which they would pay, and the contractor's work had a leak, 4) on a water-heater replacement in the dead of winter, it took two weeks and cost me the deductible PLUS $320 (hookups were not included although the wording on the contract leads you to believe ALL hookups are included), 5) microwave took two... I am reading these reviews and thing what state are they in?? I have had this warranty working on 3 years, and I cant wait for cancel them.. every-time I have an issue I experience extended hold times when called in for a repair.. I had a couple issues during the weekend (after hours) and their after hours policy is terrible.. the contractor has 48 (BUSINESS HOURS) to respond to your claim.. so if you have an issue on Friday night.... it will be Tuesday at the earliest before the contractor has to address the issue... In the mean time you hung out to wait all weekend. I called the sales line to complain and spoke with an account Executive that told me "in so many words that if I am not... Read More
