Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

They charge u a 75$ service fee just to come to your house and say they won't cover your leaking tub, broken microwave, or anything else. What's the point of paying for a warranty that only seems to take more of your money when u have a problem. Your better off saving your own money and not paying for a home warranty. This sadly seems to be becoming the norm as far as home warranties go.

The absolutely worse. I beg of you, for the sake of your sanity, PLEASE do not get American Home Shield. I am 8 1/2 months pregnant, in Texas, in 95 degree weather and it has been THREE WEEKS without an air conditioner. American Home Shield has gone back and forth on whether they wanted to repair our AC unit or buy us a new one. Because of this it has set us back THREE WEEKS. We finally got the part in today and guess what... IT'S BROKEN and will take another 6-10 days to get another one. Called and talked to customer service rep, Candace, who proceeded to tell me if I didn't take a more 'professional' tone she would hang up on me. We are now proceeding to pay out of pocket... It is the worst service that I ever had, they are very slow in handling any request and many times they do not fix anything, It take more than one hour to be able to reach their customer service. I do not recommend this company at all, it is a waste of money and time

Worst Contractor Ever - RAZ Mechanical I am not sure how AHS choose (due diligence) their contractors or what type of screening process they use when bringing them on as partners. The contractor should know how to speak English when dealing with English speaking customers. A/C been out for a week! First the vendor comes out nothing done, second time he stated need Refrigerant - Freon, then he stated it need a valve replacement, so they order a valve. After the valve came in he stated they need to do a modification to the system in order to place the valve in, which AHS claims that they do not pay for modifications - What a crock! AHS need to inquire about the service to be perform... Read More

This is the start of the 3rd year with AHS, I wish I would have saved the money in the bank! We are now on our 5th call in ten weeks, the contractor keeps putting bandaids on my A/C unit. At this point we've done 14 nights with out a/c and now have been waiting 5 hours for the tech to come last night they told us we we're first on the list and he'd here between 8am and 12 well it's after 1 still waiting . Stay away from AHS.

PREGNANCY complications due to 40+ days in Atlanta 100F heat August 17th, 2016: I called American Home Shield (AHS) to file a claim for my broken air conditioner. AHS assured us that they would find a reputable company to come service our air conditioner as soon as possible. This was a particularly difficult time for us because my wife was in her 2nd trimester, which of course, is a very difficult time. To add, the weather in Atlanta, GA in the middle of August is extremely hot and muggy - ~100 degree F with 100% humidity. August 19th, 2016: I have received NO calls from AHS or their “reputable vendor,” so I was forced to reach out to them. After spending 30 minutes on hold, I... Read More

I had home warranty with American Home Shield for over five years for couple of my homes. I sold one home wanted to cancel the warranty on that home and add a new warranty on new home. However, I had to call them to cancel the service and I called them few times and each time they had long hold. I had to hang up couple of times since the hold time was so long. Finally, I was able to get a hold of customer service after 44 minutes. Customer service person wanted me to fax the HUD statement to back date the cancellation of that home. I asked her that I can send her email since I do not have fax system at home and she told me that she can’t receive emails for outside! I was so... Read More

Have had AHS for 12 years. They used to be good, but not for last 2 years. They sent two different vendors to fix our microwave, and the vendors didn't know that there was an energy button and couldn't decide if they could take out an installed microwave so we had to take it out. Turns out AHS will only warranty installed microwaves and do remove for repairs. Microwave still has same problem after $75 and two different vendors. Now, still waiting for AC repair since August 29th online request and two AC companies. Three weeks of no AC in over 100 degree temps. AHS takes no responsibility for work or vendors they contract with, does not document what technicians wrote on work orders, says... Read More
