Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

This is my first year with AHS and prior to purchasing, I wasn't sure if it was really worth it. I have used it on 3 different occasions, with two calls resulting in repairs and the most recent call being a replacement. The response time from the service organization was immediate and finished in a timely manner. I will definitely renew, total satisfaction.

Doesn't even deserve 1 star. I signed up 6 months ago when I purchased a home. I've been waiting 4 months for them to follow up on a ghosted service request for a simple leaking faucet and an old toilet. Every time I contact them, I have to wait 20-60 min to speak to someone, then they assure me the problem has been solved and they will reach out within 48 hours, which never happens. I call back a week later and the whole song and dance begins again. Horrendous customer service and system management. Don't waste your money.

Have had for 2-3 years and have filed about 7-8 claims. Pros: Easy to request service Coverage is excellent and extensive Pricing is fair The service people they send/contract with, overall, have been great and usually come quickly I have been satisfied with the quality of work and the result of each claim Con: Contacting AHS can be a nightmare; no email, only phone, and the waits are often extensive. Like other companies, you often get transferred around on the phone, only to get cut off, and then have to start over again after waiting 40 minutes already. I have had this happen 3-4 times. People on the phone are... Read More

We’ve had AHS home warranty for 2 years and just renewed for a 3rd. Highly recommended! It’s been excellent value for our money specially since we live in a very expensive area and finding good reliable providers for an affordable price is quite a challenge. With AHS we save the hassle of having to find providers ourselves and all the people they’ve sent have done a great job and have had great reviews on websites like Yelp, HomeAdvisor, Angies List, etc. By just paying the AHS service call we’ve saved hundreds so it’s well worth it for us not to mention the time savings of calling providers, setting up appointments, etc.

American Home Shield is a solid waste of money. I have two experiences with them, both horrible. First: a blockage. I pay 75$ for the contractor to come and diagnose the issue. They say they need to further inspect some less accessible pipe and that is going to require AHS approval. They would get back to me. I call AHS to check on the status of the request, they say they never received a detailed report from the contractor, so the problem cannot be fixed. I call again after one week, they say the same. Same thing every week for one month and a half. Ultimately, I call another contractor and I pay out of pocket (2k). Second: leaking dishwasher. Dishwasher started malfunctioning... Read More

SURPISED! We had our AHS warranty LESS than 2 WEEKS, when the pool servicing company we use left a note saying the pump needed service. I just knew it wouldn't be covered, because we just started.... I went on line submitted a service request, the pool repair company called just a few hours later, set an appointment for the next day. The service provider was knowledgeable, friendly, focused & fast. Got the pump replaced and it's running great! THANK YOU - YES I'd recommend AHS!

I have. Had AHS for more than 20 years. I have used them at least 20 times. It’s easy to make an appointment for a service. The cost is terrific. My only complaint is that most of the contractors take too long for an appointment to get service. I had to wait 10 days for a garbage disposal to be replaced.

They are very fast and efficient responding to service calls and all service people have been knowledgeable and helpful. But AHS is very bad at replacements. Mid August the told us we will receive a new washer to replace our broken one. It is the end of October and we have received nothing, no follow up whatsoever. I have emailed many times and spent hours on hold on the phone the last three weeks, literally 3 1/2 hours one day getting bounced around by people who none of them helped me. We will most likely cancel our service. I’m not confident we will ever get a replacement washer and don’t want to risk this happening with a larger unit like an AC that would need immediate replacing not... Read More

Technician was prompt, went right to work. Explained the processes as he worked. Left the work area clean and neat. There were no extra charges on top of the fee paid to American Home Shield.

The electrician showed up within the hours provided and was knowledgeable of the problem. It took him less than 15 minutes to fix my bathroom exhaust fan.
