Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

My last service was scheduled quickly, communication was timely, and the service staff were knowledgable & efficient. I had my repair completed within 2 days for something that was not an urgent request, and I was very happy with the overall transaction.

I had the hot water valve to my kitchen sink fail and some of the o-ring pieces from the valve clogged up the hot water supply line of my faucet as a result. AHS replaced the shutoff valve but refuses to fix the faucet. Why? Because it's not considered "normal wear and tear" since it is a "foreign object" blocking the line. Yes, the foreign object that is a direct result of a non-foreign, covered item, inches ahead of the faucet in the supply line. Even the plumber that AHS sent out said it was a common wear and tear issue for older homes like mine and should be covered! Bottom line is that I could not recommend AHS to anyone after watching them do all they can to avoid fully processing... Read More

There was a leak at the indoor unit of my home's air-conditioning system and I was contacted promptly by the contractor to set up an appointment to resolve the issue. The contractor worked quickly, neatly, and it was evident that he was a competent technician. Impressively, the contactor tested the system inside and outside to be sure there were not any "hidden" issues related to the immediate one. I was reassured through this technician's approach to troubleshooting and repairing the problem.

Although I haven't yet had to make a claim with American Home Shield, when I've called with questions about my policy and what is covered, the customer service representatives I've spoken with have been very helpful and friendly and knowledgeable about my policy.

Do NOT use American Home Shield for a home warranty program. This is the third time in two months my 30-yr old unit has broken down. I have a 70-yo handicap veteran with a heart condition living at my house and the last time AHS sent a tech to my house was a week after I submitted a service request. The temperature inside the house was 96 degrees The tech contractor has up to three business days to call and schedule an appointment. The contractor stated they are under staffed. So the home owner suffers. The house is currently 92 degrees. The contractor said they would recommend replacing the 30-yo unit. However, he stated AHS told him to patch it as many times as possible. AHS... Read More

The technician called when he was on his way to our home. He was able to diagnose the problem quickly. Unfortunately we had to have a part ordered but it did ship quickly. They were able to set up another appointment quickly and our appliance was fixed.

My dad moved closer to me 3 yrs ago after my mom went to live in Heaven. American Home Shield was purchased by the seller. He had it for the first year and decided to just keep it for one more year. His a/c broke and I made the service call for him (He was 80 yrs old when that occurred and still chilling in his home. :) ) ( I don't remember the company that came out. :( ) I was very pleased with the Customer Service. They were not a Robot going through the motions. They actually cared!!! The technician showed up on time and right away knew what the issue was and resolved it the same day. I was so impressed I decided to purchase American Home Shield. I paid for it for a year and never... Read More

I've had pretty good experiences with AHS in the past. My last two, however, have forced me to leave them. The first of the two was a wall oven. It took the service person three days to contact me to schedule an appointment. Then I didn't hear anything for another three days. I called and chatted with AHS, each time cost me an hour of my time. THE NO LONGER HAVE ANY CONTACT EMAILS! The only way you can contact them is through chat or phone. When we did settle up on the wall oven, the offered me $950. This is a 24" double wall oven. There is no place to purchase one for that amount anywhere. Not even a Hotpoint or Amana. The second service request I had with them over a washer. This time... Read More

After having the AC company out for an ongoing verity of small leaks in our AC, it was determined that a more cost effective way would be to replace our AC. The offset for the new AC unity by American Home Shield was very helpful. I appreciate how both the AC company and AHS worked with us.

I had a almost basement flood. AHS was very helpful. This was a longer process because it wasn't the sump pump, and what I needed wasn't covered. But AHS was very helpful. The company that checked out the pump was very nice and helpful. We had missed communicated and it took a little long then normal. My basement didn't flood just wet. When we got everything straight on who was suppose to call who it was fixed the same day. Pipe was replace and secured, the hole was cleaned and made so nothing is able to fall in the sump pump hole.
